A survey will show the boundary of the property and any buildings or other structures (fences, etc.).

If you want to know about dampness, mold, termites, etc. you will need a home inspection. You will be provided with a written report showing any/all areas for concern.

A basic survey that is instructed by the mortgage lender will not show this. This is just a basic valuation and costs you approx £350. You can get a more thorough survey for £500 that will show damp and timber problems and if you want a full structural survey this will cost around £800 and will show everything. YOu will have to specify if you need a survey that is more than a basic valuation. Its always worth the extra few hundred becuase rising damp is a huge problem and will cost thousands to fix.

even with the basic mortgage valuation and not a home buyers report damp will be tested for - but you will only be informed if it is urgent repairs.

If you are buying an older property it is worth the extra money to have a homebuyers report as they are more thorough (would take approximately 2-4 hours) and you will get more information.

The surveyor will test for damp and timber problems regardless of the type of survey you have.

If it doesn't then you may be held liable under full-disclosure laws of your state when the buyer finds out there is a problem. You're required by law to disclose all discrepencies when selling your house.

depends on the type of survey you pay for. Get the best survey you can afford. It is always worth it.

three surveys are best, you may find one say wood problems and others say ok. Then you make up your own mind,

YES IT WILL,ANY SIGN OF DAMP (EVEN CONDENSATION) AND IT WILL BE LISTED ON THE SURVEY.THEY TEND TO BE VERY OVER CAUTIOUS AND CAN EVEN FIND STUFF THAT IS NOT THERE.IF YOUR SELLING ITS NOT SO GOOD BUT IF YOUR BUYING YOU CAN RENEGOTIATE
