Hi:
I have been living at the same residence for almost 2 years through a friend; a lease or contract has never been signed.Do I have any rights and if so what are they?

In some ways you have no rights. If it came to an eviction you would have to prove you have a verbal lease. But by having them cash your checks for rent they are agreeing to renting you the apt. (make sure your check has your adddress on it somewhere). Try and get something in writing asap. They cannot just change the locks. Try and talk to them though. Avoid problems.

Technically, you may be subletting from your friend without the benefit of a lease. In this case, your friend who is on the lease, may request repairs or express concerns related to the property. That is, if the landlord even allows subleasing arrangements. If not, then your friend could void their lease by letting the landlord know you are there.
You are protected, with or without a lease, by any state or local laws that speak to individuals living in conditions that are not humane or "unlivable." Thus, even if you don't have a lease with a slum lord, and can prove you pay them every month, you are entitled to certain rights.
I would suggest calling your county clerk's office and seeing if there is a county "advocate" that you may speak with, at no charge, regarding your concern.

Yes you have rights. You are on what is called a month to month lease. Call your local Clerk of Courts and ask for a website or information to be sent to you regarding you tenant rights. They are different in each area, but yes you do. I am a landlord and understand both sides. Landlords must uphold city and local codes with their rental property. Although I don't know what rights you are looking for, you can find out what they are through your clerk of courts and if not through them, they can direct you to the proper department.

It depends if the landlord knows and has acknowledged your living there. Like if the landlord has accepted rent payments from you. The actual tenant has rights: quiet enjoyment, safe common areas, repairs, etc. Different laws effect what right to notice of eviction a tenant has. You need to clarify the situation a bit.

Yes/no you really need to check your states laws on this because let me tell you we had a family member living off of us and we tried to put him out right? NOPE the law said we had to evict him even though he was family and even though we rented because they said (and get this) "has the relative brought his clothing in, a TV or anything of personal trust?" I said "yes your honor he has some clothes and I gave him a TV for when he got his own place" And they gave him 30 yeah 30 days to get out!!!! GEEESH I'm afraid to let family stay all night anymore!!!!!

How long am i able to stay in domicile earlier he kicks me out or locks me out after 3 day pay or give up. County has desperate no longer waiting to circulate back to artwork psychological problems & prepared to assist pay hire. Landlord not at all gave us replica & won't provide me a replica
