I am wanting to buy a house and the owners of the property have given the current tenant a 12 month lease, I would like to buy the house to live in it and i have approached the tenant who has stated that she is not willing to leave until her lease is over. The thing is I can not afford to keep renting and start paying off the new home. Is there some type of clause that would allow me to give the tenant notice as the new owner, or does the current lease stand even if the title to the home changes. I really would like to buy this home as there is nothing else in my price range. Can any one give me some advice PLEASE because I feel i am stuck between a rock and a hard place!

I am thinking of entering this field and I am wondering if this is a good move for someone who already has a Master 's Degree.

I know it can be lucrative after a while and especially if I get enough experience to do some jobs on my own (e.g. flipping). However, statring out on a "commission only" basis is difficult.

What is the best area to enter in that will make use of my qualifications?

Are there salaried positions/ jobs for begginers and is it worth it to make this move now?

Also, can anyone tell me of their personal experience as begginer, i.e. before they became successful?

I'm in a position to sell or rent some property. If I sell, I may break even; this is a buyer's market where the property is. However, the neighborhood seems to be declining, but not drastically. House values have not risen much in about 7 years.

I am wondering if I should lease in hopes that house values will eventually rise over time. Rents don't go much over my housenote in the neighborhood, plus I'd have occasional maintenance and the hassle of dealing with tenants and a property management company. I could take some cash and pay off more note to reduce it so more rent would go in my pocket.
Or if I should just bail and let someone else buy the property? How do you decide? This is a big decision, and I'm sure others have been in my shoes. Can you give me some good advice?

He said an application fee of $250 and then we'll need the appraisal fee and of course we'll need an inspection. Does all this sound legit, is there always an application fee?

we're getting a seller's concession to cover closing costs on a house. but the inspection turned up several issues that need to be addressed immediately, chief among them the presence of asbestos in the cellar. the sellers offered to lower the sales price by $5000 to cover its removal along with some other repairs revealed by the inspection. we planned to take out the same loan so we'd get back the $5000 to make the repairs. our mortgage broker is saying the lender will not allow this. we can reduce our loan by $5K, which is great, but that doesn't give us any money up front for the asbestos removal. after the downpayment, plus moving costs, we won't really have enough to make these very imporant repairs. i've read about other people financing repair costs, so why are they refusing?

I moved out May 31st, 2006. I paid a security deposit of $350 plus another cat deposit of $200. I paid with cashier's checks most of the summer and that is how I paid for my pet deposit. So basically my deposits equal $550 total. I lived there through my entire contract and did not leave earlier or break the contract.
Now it is August 23rd and I have not received a security deposit yet. I gave them my new address the day I moved out the same time I gave them the keys to my apartment back.
I contacted them two weeks ago wondering why I haven't gotten my money back. Their first response is that "maybe it got lost in the mail, call me tomorrow. Those checks should've been issued to you all ready."
Days pass, call back and they go, "Well we want proof of your cat deposit now and your place was dirty when you left."
It seems like they keep putting off giving me my money back. I read in MN landlords should return deposits or a letter in 3 weeks. Now what do I do??

I moved in June 27th, paid 1st and last months rent. On July 28th I paid for Aug. rent. I'm moving out on Aug 27th and my landlord kept all money paid him. He owes me and wont give it back. What can I do?

My fiance n I r looking 2 purchase a home before gettin married in Dec; he's lookin 4 a second job n I'm also lookin 4 employment. A friend has his ex's stepbrother, wife, and child living with them. No lease, they are sharing his private home and paying rent. Things have not worked out, he has asked them to leave with over 30 days notice. The deadline is approaching and they have told him they aren't going anywhere. This is, of course, very grating on his and his own child's nerves. Does he need to go through a formal eviction process?

I went into the branch about a month ago and the teller said I had the old type of checking account and they have a newer version with no extra fees or anything and asked if I would like to convert it over. I said sure, as long as there are no strings attached and he said there weren't. Then out of nowhere, my wife gets a Bank of America Visa card sent to her with a $7500 limit that neither her nor I ever asked or applied for. We called B of A and they said it was requested the same day we were in the branch. In other words, we were scammed. The reason we are concerned is because we are about to apply for a mortgage. Overall, my wife and I have good credit scores (around 700) but we have some high credit card balances. Without this new card, our balances are about 65% of out total limits. With the new card, our balances will be about 40% ouf our limits. Is this going to hurt our mortgage application or not? Should we cancel the card?

My fiance and I are paying $715 for rent on our apt. We are in St. Louis, MO. We have been in apartments for the past 2 years and dont want to keep wasting money on them.

We found a nicer condo that is way bigger than our apt and would be fine even if we had kids. It is everything we wanted in a house but an advantage of no large yard and outside repairs are covered by the condo complex owners.

The condo of course needs work like repainting the rooms, getting new bathroom cabinets and living room carpeting. I would take a guess and with insurance, mortgage and fees...we'd pay like $1200 to $1300 a month for it. Yes it is much more expensive than the apt....but it is bigger and it's in the location we want and everything. It has 3 bedrooms and 3 bathrooms.

We dont wanna rush into something we cant afford, but it is either now or next year to buy. I just see the higher payment, yet you get equity with a condo not an apt. Is it worth the extra money per month to own?

My 1yr lease ended June21, LL raised my rent $100 & wanted a mon to mon rental, which I did pay June21-July 21,however I asked for a new contract, she siad okay, we were suppose to meet to sign the new contract but she didn't show. In the last contract she was suppose to pay my trash, which she has not done for the last 6 mons. She owes me about $120. Now she said she is going to sell the house, but everything she is telling me by phone, thee have been no letters from her letting me know this stuff. She showed up at my house on Aug 22nd after 9pm, to ask for the rent for the month of Aug 21-Sept 21, but The last contract, not the new one states that I have until the 25th to pay rent. Is that contract still valid, since I have not agreed or signed anything new. I want to leave now, and the last contract does state "Last Month's Rent" paid, Can I give her the 30 day notice now,Aug 23rd. I see it as no contract, no agreement, nothing in writing, what can be done. She still owes me money.

If rent somewhere, generally how long does it take before I can move in? I'm planning that it will probably take 1-2 days, but if it takes longer, i'm in trouble. Most likely, this will be a condo or apartment.
