If I put a down payment on a house, can I immediately begin renting it out, using that rent to help pay down the mortgage? Is this feasible or am I missing some dynamic? There must be a downside. Please help if u know something i dont. If its a stupid question remember im just 23 :)

I am renting out this house. I have given my word to a retired couple that they can rent it. Nothing signed. Today, a couple with 2 children needs a place to live, and they want to rent this place. I have another house that will be ready to rent in about 2 or 3 months. Do I see if the retired couple could wait for the new house or do I tell the new couple I can't help them?

I'm making two interest only mortgage payments on my condo. $605 and $180 interest ONLY payments. Plus im paying $130 in association fees.($915 every freaking month---for 1/1 condo priced at 100k) A ripoff!
All that money is going out the window. Im better off renting! None of my monthly payments or association fees are going into the mortgage and I have only lived in my condo 6 months. Condo hasnt increased in value. Anyone have ideas? I cant afford this any longer.

1. What is "escrow" and how long does it take?
2. Usually, how long does it take to purchase a house before you can actually move in?
3. Generally, how much are "closing costs" and other related fees outside the actual cost of the house?

thanks in advance

I didn't put it there. But it has been a problem. Digging it and moving it. Digging it up and moving it again. It has also caused a problem with my neighbor. Long story but, bottom line, he has tried to shoot me. Should I disclose his actions also to any potential buyer?

I am looking into possibly being a real-estate agent, part-time? Do any of you happen to do this? Is it profitable if you have a full-time job aside from that, or would I be wasting money with licensing and classes and such?

How does one look into getting involved?

Thanks,
CT

My apartment complex has a pool. But the landlords did not open it this year because they said that not enough people used it in the previous years and they could not justify paying lifeguards. Next spring, I was wondering if I could petition the other tenants to see if they want the pool open. I'm talked to some people in passing and they are disappointed that it is not open.
