For brokers its the best,lenders dont care, they rather compete then nothing at all. Thats what I do. I just thought it would be nice to give it to someone that needs it as much as I did. for my own experance it beats cold calls,house to house, flyering ect. I have a about a hand full of realtors that I get most of my leads from. and help them in return making sure the deal gets done right the 1st time. with a strong bid aswell.

are you a mortgage lender or lending officer?

if yes, then what a fine idea! you must remember, however, that about 60-70% of the folks walking into an open house are nosy neighbors trying to figure out what they could get if they sold.

this is what i do when i hold an open: i ask right off the bat if they are "nosy neighbors," and they answer honestly, laughing that they are. because, i say to them, there are qualified and interested purchasers walking through the door that i really have to service first. i tell them to wait and walk along with us when they arrive.

now then, this is a great idea to engender business for yourself/your bank! even nosy neighbors want to know if they sold their real estate, what would they be able to afford? etc., etc., etc.

i'd just advise you to work closely with the most informative, caring Realtors that already have a good reputation. if they send their "ministerial assistants" to handle the open, they are not doing their job, because such assistants do not hold a real estate salesperson's license. go with the agents/brokers that do their own work. forget the snobs.

i was forever grateful over about 11 years to only one mortgage banker who handled my buyers with TLC. he even went to their homes to qualify them! wish he were still working! haven't found anyone like him since then!

for sure, the most conscientious agents/brokers are going to remember you and bring you the biz. go for it.

The idea is not new, large builders have used this for years.

I use to keep loan apps in my desk drawer for potential buyers. I'd have them fill out the app and include a check for the credit report, place it in an envelope and seal it so it would remain private and deliver it to my loan guy. We closed a number of loans that he only spoke to them via phone, never met in person.

For me if they would apply for the loan they also would buy the house with me. Worked well, too.
