I am renting out this house. I have given my word to a retired couple that they can rent it. Nothing signed. Today, a couple with 2 children needs a place to live, and they want to rent this place. I have another house that will be ready to rent in about 2 or 3 months. Do I see if the retired couple could wait for the new house or do I tell the new couple I can't help them?

Be honest about it. If you told the retired couple they could rent then let them rent, but no problem in telling them about the other house and the couple with kids. But if the retired couple still want the house let them have it.

Since you told the older couple first, try and accommodate them or you could loose them as a possible renter. Is the other place which will be ready in a few months, just in need of a few repairs, if so, see if the younger couple will move in there and help with the repairs as an agreement to lower their rent for the first few months. This will help them get in the place quicker and could help save you the time in repairing the place and them some money (which they may need). Plus you'll be collecting income off both places.

You can not discriminate in either case.

Since the older couple inquired first, if it were me and I could choose between the 2, and the older couple could qualify, they'd get the house. They likely will be there a long time. That means no repaint in a yr, no cleaning the carpet in a yr, and that means you save money each yr they remain.

It is all about the money YOU keep. If you do not earn a profit why have the rentals? Leave charity to the church and Salvation Army as they do that best. Just the facts,
m'am.

Do what you think is best, but if you have to come on here for a question like that maybe you should reconsider what youre doing. Things like this will come up in this business so you really cant just do things w/out it being in writing. but in my oppinion i would work out something for the family right away, how would you fell w/ two kids trying to find a place? in the best interest of both parties, maybe you can refer the family to another agent or help find something else available, if you gave your word to the elderly couple i would stick w/ that cuz that could generate more refferals for you in the future, look at all your options......good luck
