My fiancee and I are looking into buying our first home. I have no knowledge on where to start, what to look for, or how to go about it. I've been told there are loans you can get as a first time home buyer that doesn't require any money down. I make 25,000/year (+overtime) and my fiance makes 20,000/year. Anyone have any ideas on how big of a loan we could get. Any tips and advice is appreciated. Thank you.

if you have lived there, or know someone who has, do they really do monthly inspections of the apartments? It is a low income complex, so i believe it would be the same at any other low income complex, right?

I want to buy a home without moving into it for about 2 to 3 years. I currently own my home, paid in full, have excellent credit. I will need to finance the 2nd home. Should I use the equity in current home or finance rental? What happens when I stop renting it out and decide to move into it? What possible problems could exist?

I currently own 3 homes in Pennsylvania (Rentals), all on separate
mortgages, averaging an over all equity amount of $89k. I want to
continue to purchase more investment properties, but want to avoid paying
cash out of pocket for the down payment and am currently considering a
HELOC for that purpose. My question is 1: Can the HELOC combine all 3
properties to determin the line? 2: What may my maximum limit be? And
3: How do you feel about this strategy and can you offer advise on
more saavy ways to invest in Real Estate?

Can anyone tell me what the fair market compensation is for sales commission for the broker of a home sale in Colorado is? What should I consider fair for the seller of my home and the buyers agent? I'm looking at investing in a duplex in Central Pa and need to know what a good rent rate would be. As it is currently, nothing but the sewer bill is included in the rent. 1 side has 4 bed rms and the other side has 3. Both have 1.5 baths. Any ideas? Average for the area w/nothing included???

I'm renting in London, does this seem extreme rent for an unfurnished flat? It's gone up 11% from last year, plus I have all the bills on top, council tax, TV, sky, heating, elec etc .... I'm not overly happy, it's £2k a month. Any land lords out there advise me on this? I just can't wait for prices to cool so I can buy

We have purchased a house (the sale completes and its ours today!!!!!) the previous owner came across to see us last night and said that he wanted to "rent" the garage at the bottom of the property from us.

He wants to rent this for free for six months.

When I pointed out that I have stuff to go in the garage he said mmm well there is only one set of keys. I told him I would have to get my husband to look at his "contract" (its not a contract just a written agreement) that he wanted us to sign. I only did this as I don't want him to delay the sale. I did NOT sign. We don't want him to delay the sale any longer, he has been a complete idiot the entire time we have been buying his house, offered absolutely no negotiation on price, refused to move when we wanted and lied all the way through.

Personally I am going to wait until the house is legally ours (approx 12 today!!!!) and then tell him to get all of his stuff out the garage so he cannot delay the sale. What would you do?

Hi all,

K, I called someone today who is selling a condo, and she is going to try and cut out all the middlemen (we'll save around 8k-10k on the purchase price in fees if we do this.) She has a broker helping her to prepare the paperwork.

Do you think this is a bad idea? Is the risk too great?

I have a new home that I bought last year (pre contruction) and I am trying to sell this year. Supposedly it went up over 100K in value but I am having a hard time selling because the market is very bad in Orlando now and everyone and their grandmom is selling now.

Should I just get rid of it and try to break even (because I would basically have to lower it to the price I paid just to get rid of it in this market) or rent it out for a few years until the market stablizes and then try to sell it and attempt to make the 100K that supposedly it went up by.

If I rent I will have a negative cash flow of $400 a month so I will have to pay about 4,800 dollars a year until I sell the property. I am just worried that the market will crash and prices will drop so badly it will take years to recoup my money.

Any advice?

We bought a house without a realtor assistance & requested a disclosure statement from the seller but he never did provide it & we did not pursue it. We had an inspector check the house out but the basement was not leaking when the inspection was done. Is it possible to win a legal case against the seller to pay for the leaky basement without the disclosure statement? The seller did tell one of the neighbors that he hopes the inspector did not find out about the leak. I do not wish to use the neighbor to testify what he said because she was a friend to both seller & us.

Do I lay it all out there so only the truly interested call, or do I leave it vague enough so that someone who MIGHT be interested calls me and comes to see it? I obviously want serious buyers, but don't want to exclude anyone who might be won over by the charms of the house that a flier might not be able to convey. Some helpful hints would be appreciated, including what NOT to put on the flier.
