Go over the floor plans with someone who knows how to read a plan. Visualize yourself in the house, walking through the rooms. Don't hesitate to ask for changes. If you ask the builder their opinion they will always recommend the method that is easiest/cheapest for him. Once you have plans that you are happy with, make regular visits to the house (with your copy of the plans) and make sure that they don't forget anything. The first house we had built, the builder forgot two windows and we were lucky enough to catch it before they got too far.

Hire someone (an engineer, architect, home inspector or someone who knows a LOT about construction) to inspect the house with you on a regular basis.

Ask your builder for a timetable for when you need to pick out your options. Then go out and start picking them right away. Most delays are caused by the buyer picking things out late and it holds up construction of the rest of the house.

Take the amount that you've budgeted and add 30%.

Check the Builder's reputation.

See if he or his company have been sued by looking up the public record in your court's judicial area (usually at County Level).

Have a good Lawyer review the contract before you sign.

Have all changes to the original contract made in writing.

Advance no cash and make sure that all the subs have been paid.

1/ Make sure builder comes highly recommended.
2/ Make sure he has been in business for a no. of years since you don't him going bust in the middle of the project.
3/ Make sure he carries builder's insurance, has a good bond rating and is licensed.
4/ Make sure you know what is covered in the costs and what is extra as upgrades...
5/ Find out what kind of warranty he gives....

the agreement should state that your decision in any matter would be final and binding onhte contractor. if u do not know anything about civil construction, it is better to depend on the architetect. take care to choose the architect and also the builder. go round your area to see building sites. normally other house owners help with these matters.

Give on labour rates,per sq.ft.which includes scaffolding,shuttering,curing,filling earth,complete,boundry,over head tank,but payment will be for covered area,doesn't incl floring,electricty work ,p o p,yes incudes external face lift,design in brick wor5k n plaster.
