you cant sell an apartment, you can sell a condo or an apartment builiding. Either way it will be about 250-400 dollars for a realtor to draw up a contract. If you reinvest the money in realestate you dont have to pay any taxes on it. If you dont than it is considered income tax and you will pay it at the same rate you pay your current taxes at. Ask your tax attorney what bracket you are in. it will probably be about 20% of the sale amount to taxes.

Are you sure that the price your getting for it is the going rate? Even though you may have saved money by not hiring a real estate sales agent, you may have cost yourself money be not getting the maximum amount that you could have.

Estimate about 2-4% of the sales price with additional monies if you offer any incentives.....works out a littless than you would pay in commissions but is more of a hassle to go the FSBO route....

Go to the title company that you and the buyers have chosen to close the transaction and ask them to prepare a preliminary HUD-1 closing statement for you to review prior to closing.
