-A good loan calculator with current rates, although there is a *LOT* of abuse and deception out there for those who have this. There is an additional major difficulty with this in updating from the lenders.

The ideal agent web site would allow you to promote, properties, distribute information and receive solid leads. It would offer the general public a great way to obtian information they are seeking, it would act as a great communication tool with buyers, sellers and agents, it would offer an ideal environment to act as your grand central station from which you the agent (or your admin staf) to receive, organize and distribute any and all of marketing and advertising.
Where to find such options, well that is the hard part, I do not think there is a one stop solution, but here are a few that when you combine some or all of their features may come close to what it is you are looking for.

www.realtytimes.com
www.gooder.com
each of these companies have something or a number of features that will get you closer to the ideal setup for your website.
But don't forget, the internet like all aspects of our business is a work in progress, therfore, it will never be done or perfect.
When you have created and provide a service by which you can rely on 70 to 80 of your cashflow to come from referral business, you have achieved, in my opinion, the closest thing to the ideal real estate business service set-up.
So when you intergrate the internet into your service ensure that you incorporate the wishes and need of those that you are likely to receive the lion share of your referrals from (agents, network of affiliated or allied resources, and or you client/friends database)
So do a survey with your most reliable people in your database, and ask them what they would want in your web pressence, and implement these into your website.
You can see that this will be a big project, so don't loose site of where your current results and business is coming from.

I'm not an agent now, but used to be.
I believe that the agent is due more of the percentage of the sellers fee. Brokers make a lot of money off of the backs of others.
In an ideal world, the web could be used as a very cost effective method of home comparisons, customer outreach and banking.
As such, the broker/agent percent of the take should weigh greater for the agent.
