Renting & Real Estate - June 2007

I am so bored with people bleating on about this in the UK, saying renting is dead money, blah, blah. Yes but if your house gets reposessed then your money was indeed dead, you morons! When you have a mortgage you still don't own your house, your bank does. Even if you manage to pay off your mortgage in old age then the government will make you sell it to pay for your care home! Trust me I used to work in one, it happens all the time. Why not do what everyone else does in other countries and just rent and enjoy life without having to take three jobs to pay off your precious mortgage. YOU ARE ALL SHEEP HERE IN THE UK WITH YOUR OBSESSION.

I bought the house while we were engaged and closed on the house a few days after we were married. The title company put her on the Deed of Trust but she is not on the mortgage loan. I would like to add her to the warranty deed of ownership. Can that be done? How?

Should I have signed a new lease that goes straight to my landlords? Right now I am having problems with my landlords and the lease but the more I think about it, the more I realize that it doesn't make sense for that lease to still be valid considering I signed it with a company they are no longer involved with. I really need to know!

They said I have to pay 6 % now because the sale was from another real estate agency and they want a cut. They said I could have prevented this by muli- listing but I thought I was doing them a favor by only listing with them. Should I to pay the extra 2 percent or should they responsible for this. I know I can refuse to pay it, but can he cancel the deal for the whole sale or what. Is this normal for a real estate agent to try this? I don't have much experience with this. I would like an answer from an agent or anyone who would know..

We have learned that our realtor failed to provide some very important information about the house we bought two years ago, and now this situation is causing us to sell the house for less than we would have been able to otherwise. We have to sell because we're moving out of the area.

I know she has E&O coverage. What would be the process to submit a claim? Would we have to hire an attorney, or can we deal directly with her insurance company?

I am wanting to find out what the grace period, if any, there is for paying rent, is there a maximum amount that they can charge for a late fee and can they "stack" fees (i.e., late fee plus $ just because).

My husband and I own our home free and clear and have been having trouble getting financing because of our credit score. I am guessing that our home is worth approx $125k, I am guessing. (our neighbors said theirs actually appraised for quite a bit more) We would like to borrow $50k-$80K to pay off unsecured debt and clean up our credit. Will this even be possible?

my friend has been staying in my house in Tennessee, while I have been away at school on Arizona. I just sold the house, and when I called to shut everything off, I found out that she has been paying the bills for the last 3 months. The agreement was that when she moved in she would take care of things while I was gone, which included paying the utilities. Is there anything I can do, so that she is made to pay them?
