Tenants signed a lease agreement for one year, lease agreement was singed a month before the scheduled date to move in. In order to hold the house they agreed to pay for half of the deposit and the other half was going to be paid on the first of the month along with the first month's rent. They called before the first of the month stating that they did not have the money and would like to back out of the lease, and were asking if I could give them the deposit money back. What are my options? Can I sue for the entire lease?

I gave a thirty day notice when I paid my rent this month. When i moved in to this apartment I paid first and last months rent plus a security deposit. Is my landlord required to refund my last months rent and the security deposit?

My ex won't buy or sell or rent. How bad will this affect my credit rating? And does he really get to live there free for a year or more (such as a regular foreclosure)?

My roommate and I have lived in an apartment complex together for 3 years. She got engaged last summer and so when we signed our lease this year we knew she would be moving out a month early. We found someone to sublet her room and pay the last month's rent. But neither of us made a 60 day written notice that we will not be renewing our lease and we are now being charged $675 for that month. She had already moved out when I discovered the error and put in the notice. But since she is gone and I will be the last one to leave, she thinks that I should be responsible for paying (after all she asked me verbally if there was anyhting she needed to do and I said no). We recieved a letter with the information from the complex, but she opened it and I never paid attention to it. She never mentioned anything about it to me. Is she legally responisble to pay her half of the charges or can she stick me with the entire cost?

I am renting my condo out to a friend, I downloaded a rental agreement from the web but I wonder if I am required to report this process to somebody else. We have both signed this agreement but I want to be sure.

I just closed on my condo and found out at the closing table that my PMI is $149/mo. My LTV is 90% with a loan value of $184,000. My original estimate was around $100/mo for PMI, can I find my own PMI provider or am I stuck with the one I have now?

We are currently renting a mobile home and our landlord told us before we moved in that anytime that anything needed to be fixed,to call him and he would take care of the necessary repairs. Well,yesterday I was home with my little girl and our central air unit died and it was 86 degrees outside,not joking!

Anyway,I immediately called my landlord and he told me that it may take a few days to find somebody to come out to our mobile home to fix the problem. As you can imagine, I very calmly but directly tried telling him in a nice way that it was going to be VERY HOT yesterday,and for the rest of the week, and we needed someone to come out here to fix it ASAP,because my daughter and I have some major health issues.

He finally came out here yesterday after we threatened legal action,and our unit got repaired thank goodness! What rights do tenants have if they pay their rent on time,never cause any problems,but their landlord refuse to make any necessary repairs,who do we contact?

I am 32 and make $64K annually. I have no debt whatsoever, not even a car payment (though I likely will at some point in the future once the one I own now clunks out). I have about $6K saved up (continually increases) and my 3 credit score average is 789.

Not making a big down payment bothers me-I don't want to pay PMI, but I've heard about these 80/20 loans. Those in the know, what price range do you think I can comfortably, realistically afford? And what if I wanted to 'push it' a little and buy something a bit more expensive (though not risky)?

We were living in one bed room apt, after my daughter was born, our LL asked to move into 2-bed room apt because, we are 4 people now. We agreed and moved into 2-bed room apt (1st floor), two months ago. Since, we moved in, we are having huge problem with other tenant (Mr.X) who is living below (basement) us. He says we are noisy, in particular my kids. We are trying to contorl our 4+ yrs and 10 months old kids but sometime its getting out of our hands. Almost every day Mr.X hitting on the ceiling and walls. My kids getting agitated by him. Also, he stands outside and yelling at us. I called police 3 times, they said, we have to solve this problem with our LL. The LL was trying to move Mr.X to other apt, and he gave him the apt he wanted but he is refusing to move. LL was trying to move us to other apt, located in the 1st floor. We said, No, because 1st floor is not a right place and asked him an apt in the basement. No apt available now. Never had this problem before in last 4.5 yrs.

Rent.com publishes ad that clearly states upstairs unit 750 per month. Complex claims they do not honor the rent.com price because ad is incorrect. The ad is still posted on website with same listing and was posted the same day I filled out application and submitted check. Complex wants to charge me 800 per month. I have printed copies of May and June ad from rent.com website. I have requested the complex change rate to 750 but they are noncompliant. I really want to live there because my dad is having health problems and need to live close by. What should I do?

the home had a lien and the owner died ,a balance of 12 thousand still exist.but there is a chance the owner had purchased /or the loan officer had slid in a mortgage insurance policy to cover loan.no copy of the original paperwork was found at home.i have since been told to request it from the company(beneficial inc)and i need to send in a death certificate to get original loan paperwork.

We are being sued by a man who previously had a contract on our home. His contract expired over 3 weeks ago. We signed a contract with a new buyer and we were set to close, and the first buyer put a lein on our property and is suing us now.

Has anyone had experiance in something like this before?

Yes we do have a lawyer.
Just trying to put feelers out there and see if there is a case with presedence.

In my lease for my apartment it states no pets. I'm aware that I can't get a dog or anything like that, but does no pets stop me from getting a rabbit? If so, does that also mean that I can't even have a gold fish? What are the classifications, if any, for pets?

I'm wanting to have a new house built to my specifications, but I don't know where to start. should I contact the builder first to figure out how much I would need or should I wait until I get preapproved. I want to wait as long as possible to contact the bank so I'll have more money to put down. How long does it usually take to build a house?

I just moved in last week and my apartment is SO stinky. I was told before I moved in that meth users were living here previously. My landlord said she was sure there was no meth lab here, but they were still required to paint everything and put in new carpeting and linolium. I thought if they were doing that, there would be no problem, but the smell hasn't let up at all. It almost smells like dog poop or something. It's worse in a couple of bedrooms. Is it possible it has something to do with the meth users living here? New carpet doesn't smell like that, does it? Also, do you think I can back out of a lease for a stinky apartment that isn't getting better? I'm really thinking it's time to look for a new place. Sorry so long!

The listed price is $249,900, and the MRIS remarks section describes the sellers as motivated. My offer was: Purchase for $245,000 with $8500 closing cost assistance. The owner's counter offer is: Purchase for $254,000 with $8500 closing cost assistance. Some of the comparables on this street have sold in similar circumstances in March and April 2007. My counter offer is: Purchase for $249,900 with $6500 closing cost assistance. Any opinions from realtors or experienced buyers?

The home has negetive equity. Wife has no job due to being a stay-at-home mom, but is looking for work. Husband has job, but is going to pay large amounts for spousal and child support. Neither can afford to "buy out" the other. Neither wants the house nor can afford a major repair should that happen. Divorce is pending. Many things are contingent upon wife finding employment.

Bankruptcy is not an option as debt will still be owed and wife has no job!

Any ideas?

this person has stayed with me for about three months, has no job, no car, no friends and she has become a nightmare to have around. She states repeatedly that because she has lived here for more then 30 days that she has the same rights as i do to live here. she has no money, complains about EVERYTHING, destroys things because she cant control her temper..... the list goes on and on. I want this person out,, how do i go about it and whats the quickest way to get her out?
