scammed. Is it okay to give the security deposit up front after we have seen the house? We are doing this a month early at our request. Thank you!

Agents are bound to do the right thing and are usually insured against 'scamming' you.

When you buy/lease directly then caveat emptor (buyer beware)

You have recourse with your state's real estate division and local board of REALTORS if the agent is unscrupulous. I think the red flags would be the same whether you lease from a non-agent or agent. If you're getting double-talk or lied to, don't sign a lease!

I recommend not giving entire security deposit until the lease is signed. It's normal to give a portion of it prior as a holding deposit though.

Whenever you provide a security deposit, ask for a written receipt, plus written terms governing return of the deposit, should you change your mind before agreeing to accept the premises.

Obviously, also ask for a copy of the proposed lease, so that you can review it prior to signing. Other than that, note any weird requests from the landlord(s), and feel free to ask questions about what you may and may not do once you rent.

If you don't like the answers, start looking elsewhere.
