What are those people called that come in sometimes when people are flipping houses? They look over the houes and tell you what needs to be done with houses in distressed conditions?

I'm not talking interior design im talking structural people. Ty.

my son and his wife moved this weekend. They spend 14 hours scrubbing everything in their 2 bedroom apt because they were sure their landlord was coming through with a finetooth comb.
Of course he did. He told him that they had to return the apt back to like new condition because he had someone waiting to move in as soon as they moved out. My understanding was that your were to return it to the same condition that you rented in BUT normal wear and tear was expected. The landlord said he was too busy to clean and paint and that was their responcibility to have it ready for the next tenents to move right in. Is this realy the way it works? They have lived their for 3 and half years and he has been a pain in butt the whole time and realy they have been great tenents,always paid rent on time and took care of the place.

We were in a foreclosure and husband filed BK 13 to save our home.We have resumed paying our mortgage and making payments to the court trustee and on time.Still deperatley looking to refinance away from our current lenders becouse we are not happy with them at all.They are hard to communicate with.we have equity in our home and steady employment with the same company for 7 years.I need someone to contact me that knows of a company that does refi's for this kind of situation.Thank You.

We just turned in an application for renting a house. What is it that determines if you qualify or not? If it is a couple things what are they? We dont have the best credit.. but no evictions or criminal background.. and we have rented 3 different apartments all year leases..

Is there a stated time that the would have landlord has to give back the deposit. We have no signed lease, I have absolutely given her a signed formal letter stating that we will no longer be renting the dwelling and have asked her for the deposit back. Now as a catch up, I have previously asked a question about a possible landlord that has too many no's and orders and even wanted us to keep the electric & water bills in her name to get away without paying the cap. Gains tax. She stated that we did not have to do it, but that was the straw that broke the camels back, so to speak... We have not moved in just put down a hold deposit.
I believe that we are due the entire amount back regardless of the time that she says we have now wasted of hers. And the money that she will need to put back up to re list it on line...
just making sure that she does not have a leg to stand on here...

I thought that under a month to month lease in NC you are required by law to have a 30 days to vacate a property if there is an eviction?

I just recently made an offer on some property with a cabin in Western NY. Problem is when we had our purchase agreement made up we went through the sellers agent because our agent wasn't avalible. We forgot to put in the contingincy that we would like a perk test done. Now we are a couple weeks away from the closing and we would like it done.(This is a recreational cabin without septic) We know it is not the sellers responsibliy but we would like to be able to do this on our own my agent is trying to say the owner is refusing because he does not want his property dug on. What should we do ??? eventuallly we want to make this cabin into more of a home but without a septic its not gonna happen.

I am leasing an apartment right now and my lease is up at the end of June. I am also looking to buy a house, which I am not having very good luck with. If I sign a year lease and I find a house within that time, can I cancel the lease. Have it not look bad on my record and still receive my deposit back?

Hi.
I am planning to purchase a 2nd home (to keep it in the family) from an older relative who lives out of state. I currently have a primary residence which I would like to sell in a couple of years. Would it be wise to start a new loan, home equity loan or home equity line of credit.

We have a contract stating the closing date is June 28th. Now they say they can not move out until July 20th. We chose the 28th to accomodate them already. We will be staying with a friend in his basement and our stuff will be in storage. We will have to stay longer and pay more in storage fees if they do not move.

I've heard lots of comments about people saying you can fine people for the junk they leave in a house you've bought off them? The house I've bought had a lot of things wrong with it which the vendor MUSt have know about but did not declare during the sale, they also left the attic full of their c*ap and we've had to spend 2 days emptying it. I'll try to make this short, my boss is leaving the country to visit his family. He says he's coming back in 3 months and wants me to run his small business while he's gone. I don't mind doing it for a few months but don't like taking on this job. (seeing to it that the rent & bills are paid especially since the business hasn't been doing well lately and he's even talked about closing it).

Today I found out he's moving out of his apt & selling his car. I decided to write out an agreement, I will do what I can for the next 3 months to keep the business going, but beyond that I can't promise anything..
What else do you think I should include? I don't want to take the blame if or when his business fails.

I pay about 1000 dollars a month in rent. I'm sick of wasting money that could be put down on a house I dont have very good credit but Im in the Navy, E4 been in for a year, have 4 more years left but Im going to renlist and retire, married, no kids. I have a 600 credit score and my wife has a 625 score. Heard of va loans but not sure what they are. My question is will i qualify and are va loans the way to go.

My home was appraised at $338,000 8 weeks ago. I have dropped the selling price down to $275,000. Still no offers. My market is very soft due to over surplus of homes being sold. I can'f afford to drop into the 260s. I'm thinking of de-listing my home for a month or so. Is this a wise strategy? I'm thinking it will be a fresh, new listing with new potential buyers then.

There is nothing wrong with my home, it's just the market sucks right now and not much is selling unless sellers are willing to really take a beating. What to do?
