I've heard lots of comments about people saying you can fine people for the junk they leave in a house you've bought off them? The house I've bought had a lot of things wrong with it which the vendor MUSt have know about but did not declare during the sale, they also left the attic full of their c*ap and we've had to spend 2 days emptying it. Am I entitled to compensation for that?

I would like to point out I was good and took it to a charity shop (what was appropriate anyway, I'm not sure they wanted the nude/pornographic photos!)

I dont know........I know how frustration and annoyed you must have felt but is it really worth the bother. Get rid of the c*ap and then enjoy your new home and life.
Take care
all the best !!!

One man's trash is another's treasure. Now that you have had a chance to vent your understandable frustration at not being left a clean template for your new life in an older home take a minute and ask if this is filthy trash or stuff a less fortunate human could use. Where you are in life is due in part to unwarranted kindness and senseless beautitudes. Do what your heart, mind and gut agree to. Namaste!

There is nothing automatic that I am aware of. You would have to take them to small claims court and try get a judgment, then try to get them to pay that judgment.

A form that is signed at most closings is one that says that the buyer is responsible for being happy with the condition of the home and that the title company and mortgage company are not responsible for checking it out. That still leaves the seller responsible for the condition if they leave stuff, but collecting on it seems like it would be hard.

You can try but that is why we have contracts. Next time stipulate that house must be empty and clean and don't sign off on it until it is. Learned my lesson years ago.

I believe they are responsible for removing it, check with your real estate broker. I personally would have left it and called them! Perhaps they forgot!
