I am leasing an apartment right now and my lease is up at the end of June. I am also looking to buy a house, which I am not having very good luck with. If I sign a year lease and I find a house within that time, can I cancel the lease. Have it not look bad on my record and still receive my deposit back?

Usually if you do not sign a new lease, the rental converts to a month to month basis. The landlord can increase your rent. Either party can terminate a month to month rental, usually with 30 days written notice.

Contact your landlord, and tell them you want to continue rental on a month to month basis. They should have no problem with that!!

I was an Apartment Manager for many years and now a Realtor and the thing to do is check with the complex and find out what the terms of breaking your lease are if you were to sign another one. Most often they have a fee and you have to provide written notice sometimes up to 60 days. Another option you have is to sign a Month to Month lease so you could give just a 30 day notice and move with out fees if you find a house sooner. You can break the lease but if may cost you. Instead of signing a year lease see if they have a month to month, 3 month, 6 month or 9 month lease. I know that my lease just went up and I plan on moving in Sept. But since they dont offer a 4 month lease I have to do a month to month. Its cool but now my rent went up 100 dollars. its worth it tho if you plan on getting out of there soon. I hope it works out for you.

Yes you can break the lease anytime but most time there a penalty for it. You will have to pay for the remaining months. It all depends on the lease you signed, If you don't have the copy of the lease then go to the apt office and ask for it and it will state there the penalty for lease break or you can call and ask them. I know my friend broke the lease and he still had to pay for remaining three months rent.

No, you cannot just cancel a lease unless you talk to the apartment complex.

My advice would be to sign a monthly/6-month lease as opposed to a year-long lease.

yes you can break a lease but you will have some sort of penalty . . the best alturnative would be to talk to your landlord and see if you can go on a month to month lease that way you will be able to move out once you have purchased your home with out breaking your lease. .

you can only walk away from a least if the apartment is not kept in habitable condition. maybe they will let you do a month to month lease.
