Renting & Real Estate - April 2007

We are interested in a gorgeous house in an excellent location, with the right price range for us. We like everything about it, except that it is the first house as you turn into the subdivision, which means it is next to the road.
The road is a 2 lane road and is not near a highway.
The little noise from the road, and the lack of privacy on the deck doesn't bother us (the yard has a fence blocking it from the road), but we want to be able to sell the house in 2-5 years.
I am sure someone will definitely buy it, but it might take a long time and we won't sell it for a profit.
What do you all think?

How much do you think it will cost to rent one from Atlanta to Chicago? I am unsure of the size but I have a one bedroom apartment full of furniture etc., so maybe any price ranges would help? Thanks

There are a lot of pictures and text. I'm trying to give as much information as possible on one page, but it may be overkill.

And it may take too long to download, even though it's only one page, which would defeat the purpose.

Thanks for any suggestions you may have.

Hi!

I'm looking to buy a condo in Minneapolis at the beginning of 2008 (about 9 months). Right now, I'm a senior in college, fortunately with no debt, and will start a job in June that pays 46,000 a yr.

I'll be living w/ my folks for a while to save money until 08, so most of my income should go directly to savings. My current status is:

About $15,000 in equity holdings (mostly index fund ETF's)
$3000 in savings.
I also plan on earning about 15,000 (after tax) from now until I would like to purchase the condo.

My questions are:
1) How expensive of a condo should I be looking to buy and how much should I be looking to save for the down payment?

2) Since the planned purchase isn't for another 9 mo., what should I do with the money I do have (and will get from my job in the coming months). Should I invest it in ETF's until 08 or keep it risk-free. Right now, my savings are in an Emigrant Direct savings acct earning about 5%.

Any advice would help! Thanks

hi, ive been renting for three months on a 6 month contract. i am not prepared to stay in this house any longer as its too much for what im paying. plus there are many things wrong with the house and she isnt prepared to repair it. its damp, there mold growing on windows and on ceiling because its damp. i want to move out quickly as i have a 2yr old and a 1yr old.

Was wondering after signing contract to pay her £550pcm, can i protest that if its too high? or do i have no right to get it lowered as its signed?

also, legally what notice do i need to give her to move out as ive been told 2months and 2 weeks. which one? it doesnt say anything on tenancy agreement about giving notice.

and, one last thing, how long can she keep my deposit for when i move out? doen she have to give it to me strait away or up to 2month after. also, no mention in agreement.

need everything to be legally. this is a private landlady and not through an estate agent.

From the perspective of the best training, the option of the best commission split(90 or 100%), and the most visibility to the customer, who would you recommend? We are starting our real estate practice in the Phoenix area and have plenty of backing to get off the ground in a reasonable amount of time with no "part time jobs" or other distractions.

I was thinking between Keller Williams, Prudential, or Coldwell Banker......any ideas from those with experience?

I'd like to stop renting and purchase a home. It seems impossible to make a mortage payment with all my debts. I just don't like the idea of throwing out $1700 on rent every month.
My question is, would it be a good idea to get a home loan that can absorb my oustanding debts? That way all my debt would be cleared except for the monthly mortage.
Any advice? Thanks for reading.

I have a tenant that has violated the rental agreement two too many times. I certainly have enough reason to evict him, but would like him to think it is his idea rather than risk evicting him and having him damage my property on the way out. Any ideas how to make him want to move?

We have a problem in our condo. Some people are changing their door handles to whatever style they like. I go down my hallway and I see different door handles on each apt entrance. I told the Superintendent about it and he says he is uncertain about what to do. I know that the carpets , wallpaper, doors and doorhandles are considered "common elements". What should I do next to stop this unusual thing from happening in my building? It is cheaping my building with this look. It looks like a different person lives in eachof the units and doesn't care about the next person. We are a community of people sharing the same hallways.
Any knowledgeable advice would be appreciated.

The property mgmt co. managing the property asked if we would show the house (and leave for showings) if given 24 hours notice. We reluctantly agreed as we were led to believe we have no choice. The owners (w/o the property mgmt groups knowledge) have since called non stop wanting to show with little or no notice and today I came home to find out someone had been here during the day w/o notification. I feel like our privacy has been invaded...there is a lockbox on the door...and the real estate agent shared with me that the owner told them they are no longer requiring 24 hours notice to show the property. Do I have any right to refuse the house being shown???

We want to rent a house we've had for sale and aren't sure how much to ask for rent. I'd heard it's 10% of the home's value. Can anyone verify that? Also, I cannot find a site that actually lists the houses for rent in our area. They only list apartments. We do have a realtor, also. Must we go through her?

I live in Pennsylvania and I own a 3 stall garage and I rent each space for $20 a month. There is no written rental or lease agreements, only verbal.I have one renter who never pays on time.At one point he owed me for 6 mos.rent.I billed him via certified mail and I have requested that he please pay his monthly rent on time (3 times over the past 3 years).I am sick of chasing him for my money. He is currently behind 3 months on rent.So on 3-15,I sent him a notice via certified mail that I would no longer be able to rent the garage space to him because of his late payments, and asked that he vacate the space by 4-15.I warned that if all was not removed by 4-15 that the items would be considered abandoned and will be towed/removed.I called he town hall and the local magistrate to see what the laws are,but they will not answer my questions. The garage is stll locked.Questions:Is my notice legal? Is 30 days enough notice for eviction? Can I legally remove the lock, and dispose of the contents?

Should the opening bid be a certain percentage off of the asking price? Are counteroffers common or uncommon? The assumption is that it is a buyer's market for a single family home between 300,000 and 600,000.

I received a judgment against $46,000.00 against a contractor in 2001. As of today, I have not received anything from him. I considered filing a lien on his real property. With the interest, the total is approximately 68,000.00. Is this legal?
