My dad is offering me a great deal. 25 grand less than appraisal price. What's the best method to secure this deal? My credit union mentioned a Quit Claim Deed, but I'm not sure. I want to pay as little as possible out of pocket and on taxes. Any advise would be great!!!

Is there a rating system anywhere?

I might be moving to Charlotte, NC in the next 12 months and will be needing a TOP NOTCH realtor, someone who will not sleep till they find me the absolute BEST house for me and my family. Someone who is actually willing to EARN their commision. Someone who has only MY interests in mind, and not the sellers. Looking for a 2 to 3 bed house, 2 to 3 bath. The newer the better. I want someone who is familiar with local programs in financial assistance, first time buyer programs and someone who can help with a great 30 year fixed mortgage. Price range from $0 to $110,000. Foreclosure property okay if it's a steal. Only people who can meet those qualifications need email me.

This is a probate sale being done by one of the heirs as executor. I am filling out a standard form given to me by a real estate agent. I have some question with dates/time limits...

The offer is good until - I was going to give until next Wed, 4/18
Then what date should I put to have a Purchase and Sale executed by?
What date do I put to receive the Deed by?

What about deposit amounts, this is a rehab and we were going to get a construction loan and have to put no $ down, except the check with the offer of $500, what should I put under deposit with Purchase and Sale?

I always see foreclosure listings on real estate web sites, offering homes that have been foreclosed on. What are the advantages and disadvantages of buying a home that has been foreclosed on??

PS I am not a home owner about to lose my house. I am intersted in BUYING a house.

In my lease it said they would not be liable if something happened due to mold and yes I have learned my lesson to read fine print. I think it might be black mold and I have been sick since we moved in (1month ago). It is covering the basement ceiling and I mead totally covering. I have 2 very young children and I need to know what I can do at this point. I would pay for it to be removed but as it is I can't afford it. I have already sprayed it with bleach and it still is there.

After I moved in they informed me that when it rains the basement gets 2 ft of water in it.

Should I call the health department? Is there anything I can do legally so they can clean it up?

I have a relative who has recently moved into a new home. During the moving process the previous occupier seemed a bit strange whenever we asked about the neighbours. We have since discovered that there was a huge row between them that end with the arrest of the neighbour on at least 3 occassions. We have also discovered that the neighbour the other side is also extending which the previous occupier was fully aware of but did not tell us.
We have a signed document from the previous occupier to say that there has been no problems with the neighbour. Is there anything we can do and we feel we have been misinformed. We have contacted our solicitor and they have not responded.

alright i'm gonna try and buy a house i have gotten pre-approved for a $130,000 and we are shooting for between $100,000-$120,000. well the agent said i needed to have $1000. he said it was earnest money? but anyways he sends me listings of houses in my criteria and says to give him a call when i want to take a look at a house. well i called him today and said that i wanted to take a look at a couple of houses and then he asks if i have the $1000 yet? and i don't and then he asks when i would have it? it will take me about a month to save up. he sounded not very happy. so i asked him if he wanted me to wait to look at houses until then and he said yes. so my ? is, is that normal practice? he doesn't sound very happy. shouldn't buying a house be fun and a happy time? should i get another agent? this one hasn't really done anything and i have never met him face to face.

I am currently paying $3000 for my house right now and trying to lower the payment since it is too high for me. My friend told me that when you do mortage, the company is going to partially own your house or something since they are lending you money. So far I found 2
loan companies that offer loans: quickenloans.com and lendingtree.com. Are these the right companies? Am I making the right decision in trusting these companies that they could lower my house payments?

Were there a lot of building defects, and how responsive was the builder / management about correcting the problems?

And after having lived there for a while, what is the impression of overall build quality and value for your money?

How do I proceed with my many valid complaints, during an eviction, in a court of law. Do I need to file a counter suit or just prove my greviences to the judge at the eviction hearing.

I am in Illinois. Please help me follow the due process of law to gain justice in this matter.

If you really know tell me ... if you have an opinion that's OK too.

It seems like a lot of people would like to see more functional kitchens, and more storage. Would you take one place over another due to these features? Assuming the price and neighborhood and other features were identical?

Tenants at our apt complex are pigs - when they move out, they literally DUMP all kinds of crap. It costs the apt complex money to do huge pick ups and I'm all for the owner charging people for "dumping" but here's my question - can he legally put up cameras/monitors and "trap" people this way? I mean, its the only way to enforce it, but just wondering if that's legal.

I know it is difficult to finance a large amount of land like this. I am looking for a lender/bank that will finance 182 acres? I am hoping to only have to come up with 10% down. Please advise. The land does have a two bedroom home on it. But this carries little value, as the value is in the land. Thank you in advance for all of your help.
