im looking to see what the closing cost would be,and if you can forgo the closing expence buy selling very small tracts.

You need to check with the county or city for the requirements, that's the best way before making and investment,don't trust anybody go with the facts

You can buy or sell as small or as large a parel as you wish. Your closing costs will not usually depend so much on the the size if the land as it wil the loan cost. Most buyers pay the majority of closing costs. The tile company fees are mostly split between the two and depend on the title company you go through. In Indiana I recomend Title Express Inc. their fees are slightly higher but they are very good. The fees are not that much higher anyway just higher than the smaller offices. If you do decide to seperate into smaller parcels you will have to have it surveyed off at your expence and that is not very cheap. I have seen surveys cost as much as $1500. depending on the company you go through and it can take a few weeks to have the survey done and then it has to be recorded at your local recorders office which will also take time. Unless you as the seller agree to pay part or all of the closing costs then costs to you will be small. Good luck and I hope this helps.

In Indiana, as in any other state, you may sell as small or large a parcel as you wish. Bear in mind that, if you desire to sell a portion of, as an example, a one acre existing parcel, you may have to have the new section surveyed in order to suit the demands of a buyer. Also be aware that the ability to sell a very small piece of land does not insure that the buyer will be able to use it as desired. Those regulations are locally controlled by municipalities. Relative to any closing experiences, they remain the same, without regard to the size of the parcel.
