so this week has been pretty nerve racking. we have bid on 2 different houses. we apparently lost the first house to an identical bid for reasons undisclosed by our buyer's agent.

the second house we put in an offer thinking we'd get a counter offer. they didnt even respond. the seller's agent didnt even answer or call our agent back today hours before the deadline.

i am getting frustrated. does anyone have any advice/blog links on other people going through a similar situation? the lack of communication is really starting to bother me. why is there so little communication during this process? the for-sale by-owner route is getting more appealing to me as my experience goes on.

advice/comments appreciated.

I plan on moving to DC sometime next month for my job and wanted some information regarding neighborhoods/areas to live in/recommended apartment complexes. I'm looking to rent an apartment for less than $2000 and would like to be in an area where there are other young professionals but close enough to bars nightlife etc. I know very little about DC, so any info. would be greatly appreciated.

We are selling our home, and vacated over 2 weeks ago. Our realtor said that there's still no open house scheduled. Can we do one ourselves? Or is it too big of a realty faux-pas? Help Me! I'm not too keen on paying 2 mortgages!

i discovered 8 months ago there was no certificate of occupancy for my apt (it was certified for a doctor's office in 1957) the owners of the complex will only offer me an apartmnent at market rate which is three times my present rent. they have adjourned the case for more then 11 months and have collected no rent during this time. their present offer has been for me to stay in the apartment as is and pay the last year's rent minus two months. i rejected this offer. anyone have a suggestion as to what my options are. i don't want to move from the area or the complex. i am 63 years old and i receive a fixed income there is no way i can afford over @2,000 in rent.

Has anybody have any tips on how to go about investing in out of state properties. I currently reside in California and although I make an OK living and have perfect credit, it's not enough for me to buy my own place here. I'm getting killed tax wise so my goal this year is to buy a home somewhere and rent it out.

An increase in rent is expected each year, but how do I determine what is a fair increase for an apartment of a particular size in my area? I've searched the net, but can only find general market values - which don't reflect my particular unit, nor does that give me a percentage with which to judge properly. I want a percentage amount to plan, not an average dollar amount for my entire county.

Me & my former roomate got into a big dispute. He moved out, we both signed the lease. There are still 5 months left on the lease, what can I do to hold him to his 1/2 of the rent if possible?

My question is, can a landlord keep my $200 cash ( yes i have a handwritten receipt ), after i filled out an rental application, but deceided the next day that i wont move into their property, because i found something cheaper and nicer?
They told me that i had to pay the $200 cash, so they would hold the place for me. I called the landlady, who yelled at me over the phone and refused to give me my money back. I offered to give her $50 as an application fee, but she refused. She yelled at me, hung up the phone and called me back 5 min later and yelled again and said she would give me $100 back, which i refused, because i told her that she is stealing my money. I have not signed a lease or anything, only the rental application. This happend in the state of North Carolina.

I am getting on in years and while I am not ready for a retirement home yet, I want a quiet area where adults only live. It's not that I have anything against kids, but I don't have any and sometimes it is too much for me and my husband to have them hanging around our house all the time (we live on a corner and they tend to sit on the wall in front of our property). The noise they make is distracting to us and we have to constantly ask (nicely) for them to move on so we can have a bit of peace. I want us to live somewhere where kids might not be so abundant. But, as I said, I AM NOT YET OLD ENOUGH TO LIVE IN A RETIREMENT HOME/AREA so I can't move to one. I just want someplace quiet. And don't worry I don't and won't live near a school or park! There are just lots of young people and young people with kids in my neighborhood. I want older neighbors, not younger ones. How can I find such an area to live in? Please don't leave a mean or sarcastic answer. I really need some ideas. Thanks

I have bills, student loans and payments on a car (car is under my dad's name). I dont think my credit is the best in the world, is there an alternative option to applying for renting an apt? For example, if they dont aprove my credit, can I pay a bigger deposit? Or can someone else sign or co-sign for me?

I recently spoke with a financial advisor who stated that the times have changed and home equity is not as important as it once was because of the real estate market today. If I'm not in my dream house, is it better to sell or rent my current (overpriced) home and lease something less expensive for 1-2 years while saving for a house I can retire in. Time is not a factor.

I would like evryones honest opinon on the pros and cons of homeownwership. My husband and I are looking at taking the giant leap into purchasing our first home.
I am deathly afraid of taking on such a responsibility as we are not financially stable, and our credit is not so good.
He is all for it since we added up how much we have spent in rental and deposit fees.
We are in our early 30's so he says this is the perfect time to take the step and lie a foundation for our kids....
Please let me know what risks are involved and if anyone knows the upfront cost in purchasing a home.

The landlord knows of many "things" he has not fixed for two years now, he is now "mad" that I pointed out just one of many many things that have not been repaired since I let them know in writing several times and now more than two years later they still have not been fixed. The city inspectors didn't even LOOK in my bathroom where there is a mold problem from rotting wood under the sink. He has taken suttle actions in retaliation, not responding to complaints, basically says if you're not happy "move out"... is that a fair response to a repair request that still goes unresolved 2 years later? IF you dare ask for something to get fixed that should have been repaired before you moved in, than just move out?
