what is your top budget????
I would start off at about £112000
If the reject you don't want to be making to many offers because then the seller will know what your up to and keep refusing untill they get the asking price

Hello I am in real estate and the first thing I would do is see if your agent would let you know how many days the house is on the market for. The longer the time its been on the lower offer I would make. Another thing you can do is get the sales history of the property. If it sold in the past 5 years or so you can find this out at the town assessors office by knowing the sellers last name and address you can ask the assessors for the sales history. THIS IS public information. hope i was helpfull. just so you know right now in most of the country it is a buyers market. which means things are selling well below the asking price . Good Luck Lisa

As low as you want, but you run the risk of being rejected. Especially if there are other people interested. I'll second the advice that you talk to your real estate agent about what a reasonable offer would be.

Oh, how I wish things worked the same way in Scotland!! For a house on the market for £125k, you could expect to pay £200k (seriously!).
Sorry, i'm not able to give advice on this one, as I can't even manage to get on the property ladder with the way house prices are going. I just wanted a rant!
Good luck with the house tho.

Tell them that you think it's overpriced and ask them what they'll accept. And then offer a good few grand below that!

Put in a silly offer, say £115.000 and maybe the estate agent will say 'they won't accept anything less than £120,000' then go with that.

You're Solicitor's the best person to advise you on this one mate. It's half of what you're paying him for.

You could always try £100,000! and if they refuse you can always offer some more.
