I have new hardwood floors. We have two chocolate labs, and they were wonderful in the house. I may need to rent it.

All desperation aside, leasing an apartment or house is very difficult, especially without first seeing it. How apt are you to lease an apartment/house without first seeing? If the person/company leasing to you had pictures, though you still could not "walk-through" the home for lease, how would this affect your comfort level? If the person/company offered an interactive DVD with video of the grounds, staff and apartment, how would your comfort level then change?

My Realtor dropped the ball and did not submit material to the sellers agent in reasonable time so the sellers chose another strong buyer interested in the same house. Luckily the other buyers loan failed and the house is now available. I am next in line to purchase the home. I don't feel confident with this agent. Do I have to use the same agent I initially used for this transaction or can I use a new buyers agent?

I've felt bad about asking for $10000 at closing for repairs on a house we bought. We watched the house for a few months but didn't make an offer because it was overpriced. The price eventually came down to where it should be. When we made an offer, they said there was some minor problems with the foundation. When we had it inspected, he said there were major problems that would be very costly to fix. He said we could wait a few years before we fix it if we want. I had a few people come out an give me estimates. They all said around $8500. I asked for $10000 because I thought they would counter offer. They accepted. When the seller handed me the check at closing, I could tell she was very unhappy about it. I found out she only had the house for a few years(didn't inspect before buying) and moved out of state. She lost a lot money on it. I still feel terrible about it. I keep telling myself that if I didn't ask for the money, it would be my problem instead of hers.

I just bought solar lights for my walkway to the house. Across the street are builders that are working to finish some homes. I installed the lights then left for workat 7 pm. When I returned 7am in the morning my brand new lights were gone. I have a fenced in yard. When assessing the loss one worker across the street volunteered and said he seen kids playing in the yard last night. My roommate went to bed at 11 pm and the lights were there. Why didnt he tell the kids to leave if this were so? Why were the kids out pass 11 on a school night? I notified the police and they took some remains to fingerprint. While the police were present the witness and other workers hid in the houses. What is really going on and who do yall think is the villan? What should I do? By the way I dont really think kids find great fun in solar patio lights, but a home builder would! Open to comments.

I am in my third apartment now and all have some sort of bad history. The first one I left due to bad roommates who felt partying(drinking and drugs) were more important than rent. They ended up NOT paying rent and it turned into a legal battle there.
The next place we had to break the lease, which was fine, but now that complex is saying my roommate bounced a check and we still owe that. Since both of our names were on the lease, I am still "liable".
I now have a landlord who is a total jerk and has walked in my apartment during the day, when I am at work, and it is NOT a maintenance emergency and he has not given me notice.
What recommendations do you have to get someone to rent to me....coming shy of straight out lying about where I currently live?

I have had issues with repairs for my apartment going on 5 months now, and still no repairs, They finally came and fixed the issue, but we constantly have to threaten legal action, is there a way for us to terminate our lease without having to pay termination fees?

I have been sitting here wondering if I move out now can I get my child support money that my dad gives my mom? Or can I apply for section 8 housing? the appartment I am looking at is 439 a month. Or can I apply for some government money? and what about parrental approval? how should I go about this asking my mom if I CAN MOVE OUT. Suddenly this winter the kerosene guys delivered and filled our tank without us calling. At first we thought it was an accident becuase they left no bill. It happened a few more times and we then tried to figure out who was filling it. Our landlord tends to be absentee about anything and we general send off a rent check and pay everything else. Well all of the sudden he's sent us a bill for this kerosene to the tune of $1800. We were NEVER asked if we wanted him to do this and we NEVER agreed to any of this. We are tenants at will and have no lease or agreement stating that he can do this, in fact we've lived here for 8 years and he's never done this before. Also I'd like to add in that there was never a slip left and we're unsure of which kerosene company delivered as it was delivered when we weren't home. We live in the state of maine and i'm looking for a statute or law stating we DO NOT have to pay him. Any help? Thank a bunch!

I was evicted back in Feb. A judgment of $1662 was entered against me. I worked out an agreement with my landlord's lawyer where I could stay in the apt until the end of my lease, March 31st, as long as I made weekly payments of $200 towards the back rent. I made my payments as agreed & up to this point had paid $1200 & owed $462. It was also agreed that the last two months rent paid were to be applied to Feb & March's rent. The 2nd Sat in March the landlord left an invoice in my door where they were charging me for March + a late fee + a court filing fee. I moved out of the apt March 30th. The landlord claims I did $460 in damage to the apt & I still have an unpaid balance with them. So they took my security deposit & applied it to the damages (which they are entitled to do) & the unpaid balance & say I still owe them $164. So I’m confused, do I owe them $164 + $462? I should not have been charged for March at all and court costs were included in the judgment so what do I really owe?

I recently found out that the apartment i am currently leasing has been dealing with a plumbing problem to over 2 years now. This past weekend my toilet overflowed with the waste of my surrounding tenants..whatever overflowed seeped under the carpet and now my apartment smells like a sewer..I was told by management that they have to replace the carpet because its considered a biohazard, but they havent done anything yet. I have a 4 month old baby, and if this is considered a biohazard, I dont want to be staying in this apartment any longer..

As a young college student like myself I obviously don't have too much money. That said, I really need and want to move out and get on my own. I was just thinking that it wouldn't seem as "smart" to blow all of my hard-earned money without getting something in return out of it. Since this is a big decision, I have plenty of questions. Have you ever rented to own and is it a good idea especially for someone like me? What is better: renting an apartment, duplex, condo, or house? What is better in terms of renting to own? How much money should I save up before I attempt this and what would be a reasonable mimimum salary that I should be making?

Also, if it helps to know, I live in Florida along the coastal areas.

Lot is about 5 acres and wooded. Trees probably range from small to 100 ft. Nearest house is about 500-1000 ft away - not sure if sewer hook-up or not. Otherwise several neighborhoods about 1 mile away. House would probably be about 2000-2500 sqft. I know this is real general, but any general rules of thumb or rough ideas on clearing, bringing utilities, etc. would be appreciated.

I think I may be a victim of mortgage fraud. Is there a service or company that can look at my mortgage for me and tell me. I can not go to the broker that closed the deal because it is her that I think committed fraud (against me). Help!

My fiance and I currently live in Fairfax County, Virginia in a rented apartment. Our lease ends on May 17. We will be moving to Portland, Oregon in mid-April. Because we're moving before the end of the lease, we fully expect to continue paying rent on the apartment in VA until the lease expires.

My fiance called the leasing office this morning to inform them that we will not be renewing the lease. The office manager said that their leases are "auto-renewing" and they require at least 60 days notice to cancel this auto-renewing feature. Since it is currently 43 days before the end of the lease, she said they will continue to charge us rent into June until the 60 day notice period has expired. We will not have use of the apartment for this period of time.

The whole thing seems shady. If we were breaking the lease early, I could see why they would charge us extra rent. But can they legally charge us rent past the end of the lease because it "auto-renews"?

I have an offer in on a house. I just noticed the status has changed to Pending. This house was a foreclosure so the bank has really drug out the time here. In fact we were going to pull our offer if we hadn't heard anything by 6 PM tonight. It's been 2 weeks!

What my question is... When an offer is made and the seller accepts it, does the status automatically go to pending. Or would the buyer have to sign more paperwork to actually put it under contract, or is the accepted offer the contract? It was a multiple bid situation, and at this point I'm so frustrated with how the situation has gone that I don't want the house. Surely they would've contacted the winning bidder before the status changed to pending right?

I'm sure my agent will call me soon, but I'm just trying to decipher this on my own!

My Fiance and I are are in the process of buying a home, we have found a house that we love but the closing date the seller has proposed is not until the end of June. The reason being, they still need to find a home to move into. We are nervous about the date being so far out, so we proposed closing the end of May and renting to them for the month of June. The lease says she can only have one(1*) Dog in her apartment but she has two(2*).. They are threatening to evict her other Pet Dog but not her, just the Dog...
