I rent through a letting agency and have paid the registration fee last month, for which I have a receipt, they promised to send lease by post this week but I have not yet received it as of today. i'm not sure where I stand legally.

After giving a thirty day notice, and requesting an initial walk-through our landlord did not follow the Civil Code of the State of California regarding the proper procedure on that matter. Whar are the reprocussions? What are the steps to ensure due processin this matter?

I saw the dog through the window one day, and I saw a dog carrier when I did a walkthrough, but I have not confronted the tenants. In our lease agreement, it clearly states- "Unless otherwise provided in California Civil Code 54.2, no animal or pet shall be kept on or about the Premises with Landlord's prior written consent"

I don't want to evict the tenant, but under the law, what can I do? Can I threaten to keep his deposit? or levy a fine?

I am refinancing and my lender is asking for my Owner's Title Insurance Policy which should be in my original loan package. Well...I'm looking through a hundred documents and nothing is titled "Owner's Title Insurance Policy." Does anyone know what this document should look like? Maybe it goes by a different title...

What legal forms should be drawn up? I have heard of tenancy in common, 1031, joint tenants in common? One or both of us will sell our current property in order to come up with a down payment. (We have not decided if we will be putting down 50/50 down payments yet, it depends on what purchase price we decide on.) Thanks

I own a home in Oregon appraised at $378,000. It's paid in full. We want to relocate to Raleigh, NC. On a recent trip we made a offer on a home and it was accepted, the sale is pending. To purchase this home I am planing to use the equity in my paid-off home, pay cash for the new home of $230,000, then sale my home in Oregon and therefore the loan would be cleared.

Any better options for doing this? My payments will be about $1900 on the equity loan and I would sure like to avoid having to pay more then one payment. Can i request my payments to be delayed for 90 days? What is the maximum? I wish to sell my old home before having to make those huge payments.

Any tips or advice is appreciated on how to save as much as possible. Thanks!

I know in most markets the summer is the busiest time for realtors because people are moving more often. Since southern california weather is pretty much perfect year round are their still more sales in summer?

I am looking to rent a studio preferably under $550 per month in the Denver/Boulder area. I'll be attending CU Boulder but I wouldn't mind living in the city of Denver, just not Aurora or the suburbs. I was browsing craigslist and saw a lot of studios in my budget in Capitol Hill, Cheesman Park, etc. Are rents really this cheap?

I live in CA and I applied for rental apartment in ca care management group which wll qualify you for rent based on the income you earn. I work two jobs one is seasonal and the other one is yearly twice they calculated my income wrong as they assume I am working full time at both jobs. Even after they got verification from my employers they denied my file . then they realise their mistake and ask me to do a self affitaved and get it notorised about my work details The whole process took more than 6 weeks .
I am approvedand ready to move they told me my rent will be 1378 where as initally it was only 1140 which disappointed me by such increase and the delay was due to their mistake now I have to vacate mycurrent residence in 5 days I am not sure how to deal with such situation the manger of the property said this is the rent now . where as same group other properties are saying rent are increasing on may 1st onwarsds.This manger is trying to rent property at higher rent.pleaseadvice

I have been living in an apartment for two years. When I moved in, I was assigned a covered car port and a small storage place. I got a letter from my landlord asking me to move from my covered car port to an uncovered parking space. I was also asked to empty my small storage space. The reason for this, according to the landlord is that a re-distribution of parking spaces was needed.
I am not the only one affected by this new landlord rule.
Is this action legal?

I'm looking to purchase a castle or castle-like structure (with stone turret/tower, etc.) in the Charleston South Carolina area. Ideally, it would be less than 4000 square feet. If you know of a structure like this, and it's not currently for sale, I would still like to know of it as things can always change in the future. Another option I would be interested in would be an old church with a tower that I could convert to a home.

If you know the location, please include in answer. Any information would be appreciated.

I am only 15 points away on my credit score from getting a home loan and the lender I am working with is doing a plus score for me it should take a week to get the results (he is confident that it will increase far enough to get me qualified) we have found the house of our dreams and are afraid it wont be there in a week so should we put in a offer contingent of being financed or wait ?????????
the lender has given me specific details that entail paying a certain credit card down to a 11 dollar balance and says this alone will increase my score by 20 points this is our first home so we need all the info we can get

60 days seems like a long notice, and I can't find anyone who will hold an apartment for me that long. This must be illegal. Maybe is I had a year lease. . . but this is not the case.

I feel I was initially misinformed about getting my earnest money back after an inspection. Tonight, the buyer's agent says I would only get the earnest money back if the inspection yields problems that would cause harm to occupants of the house. The seller has $900 available to fix any problems. What I'm thinking is that's NOT a whole lot to have available. I'd rather tell him to keep his $900 and take that off the purchase price so I don't have to finance that money. This is the same reason I'm paying closing. I'd rather pay for it upfront than finance it for 30 years and pay ridiculous amounts of interest. I feel a little misled at this point and I'd like someone to shed some light on this. The buyer's agent, even when questioned at length, did a terribly poor job with her explanation. Please help!
