Im researching neighborhoods in Los Angeles and the surrounding areas. Can anyone give me their opinions on the following areas. I keep seeing listings for studios and 1 bedrooms from $800-$1050. I understand that is very low and that's why Im basically asking what's the catch? Im interested to know what you all think about these areas in terms of safety and locality. (Locality for me means, how far/accessible are they from West Hollywood).

-Glendale
-Downtown Los Angeles
-Korea Town
-Mid Wilshire
-Los Feliz
-San Fernando Valley
-Burbank
-North Hollywood
-Studio City

Thanks!

And do I have a good case? Here's the situation, in a nutshell: I had a roof leak at my old apartment complex. The roof leak caused water to drip from my ceiling in my bedroom. I had a newborn baby that I had to share the room with and it took my apartment complex about three weeks to fix the leak. In the meantime, I was sleeping in my living room with the baby. Long story short, I ended up leaving the apartment a few months later and only gave them a 15-day notice. I stated the aforementioned as the reason (amongst other issues) for my rapid leave. After a week or so, I got a letter from the Regional Manager stating that due to my inconvieniences, they would take the insufficient notice without penalty. Now, 30 days later, I am receiving a notice stating that they are withholding $300 for insufficient notice. Obviously the Regional Manager did not communicate his letter to the local manager. Should I just tell them I'll see them in court? They gave me 7 days to respond.

In the fall of 2005, I made a large payment toward my principal on my home mortgage from my Social Security disability settlement. Right after, I received a letter saying that I was being charged 298.25 for 'outstanding advances due from borrower'.

I called and asked what it was for, was told that they did not have to tell me what it was and that I had no right to proof.

I sent them a letter with laws about credit and debt collection I got online from the Federal Trade Commission that said that indeed I was intitled to know what the amount was for and they needed to show me proof.

In a follow up call, I was told the amount was for people in my city to 'drive by' my home in 2001 and see if someone lived here and to search online records to see if I still owned the house!

I feel the mortgage company is wrong to charge me for this 3 years after the fact and not provide any proof to this day.

What do I do and what agency can I talk to?

I think it's a hassle both for tenants -who have to keep it like new and it may worsen allergies- and for the landlords - who have to get it professionally cleaned or replaced when a tenant moves out. Is there a particular reason for the carpeting?

I'm trying to figure out what is meant when someone is constructing a four- story building. Is the basement the first floor, the ground level the second floor, the upstairs level the third floor, and then the floor above the third level considered the fourth floor?

Our current house is assessed at $655K, and we own $140K on it. (Potential sale profit of $500K) How is the best way to get the maximum amount for an immediate down payment (the house we like will sell FAST!) without having already sold our current house? Or are we out of luck? Our existing house should sell quickly when it's ready to go on the market, so we should be in a position repay a loan or HELOC within a few months. We also have retirement plans from which we could also consider borrowing.

I am 1/2 way through my lease, and have lost my job and at this time I have no way to pay the rent, but have never even been late before. How long can I stay here with non-payment, before being evicted? I am not trying to do anything wrong, but facing living on the street when I am 56yrs. old is scary. I have no family to fall back on, and have only lived in the town for 6 mos.and have no friends I know well enough to move in with. Also, can they turn my water off to force me out? Just Afraid and need advice please.

I had a house built about 3 years ago. The contractor used many sub-contractors. The sub-contractor he hired to put in the septic tank and dig the field line went across my property line and into a vacant piece of land. Somebody has bought that land now and is going to run their electric underground. The trench they dig will go through my field line. I did not know that he went across the property line when they were building my house. I'm going to have to move my field line, so it doesn't get messed up when they dig. Who is responsible for paying for this? Contractor? Sub-contractor? Me?

We want to make an offer on a house we're intested in. This house is for sale by owner so he doesn't have an agent. I'm a buyer who does not have an agent either. I need to fill out a Purchase Offer Contract, but do I get this Purchase Offer form from the seller?
Also, I know when I fill out the form I need to include a purchase price, contigencies, and other information. If the seller accepts my offer, he will sign the contract. If he reject my offer, he will not sign the contract. But when I give the seller the Purchase Offer Contract, do I need to sign the contract at that time, or both the seller and the buyer sign the contract when both parties agree on the purchase price?

I am in the process of refinancing a townhouse that I jointly own with my ex-wife. The mortgage broker I am working with has told me (by law) because we are divorced and I do not live in the residence I must fill out a seperate form 1003 as co-borrower. Not a big deal until they tell me there is another $495 processing charge for this form. Does anyone know the law on this issue?
Thanks

My husband and i are in process of becoming foster parents. You are paid a "wage" for this, so much for the child ,and another payment for the "work" you do.Its not a lot but wondered if this would be taken into account when applying for a mortgage as income? i work part time and would like to continue to do so, would they add this on to our joint income? We have a fairly small house and would like somewhere bigger to accomodate these children (at moment we only have 2 bedrooms and it would mean foster child having to share with my son (agency said if we had another room it would give us more options e.g being able to take a girl.any help appreciated.
