Renting & Real Estate - March 2007

We bought a house on the way down from the peak in our area, but the bubble was really bad here (Merced, CA). Some are forecasting that our house will lose 30% value over the next 2 years ($100,000 off of a $285,000 purchase prise). Then it would take another 5 years to get back to the level we bought it at. I love our house, but I am freaking out. If you were in my shoes, would you try to sell now with the idea of renting for 2 years or just tough it out? We can afford the payment and our jobs are secure.

Hello.

My kitchen and living room windows overlook my downstair neighbour's back garden.

A year ago, a new owner bought the downstair flat and rents it out. He doesn't take care of the garden much. For example, leaves from the last autumn are still there in a pile. For a while, the renter threw a dead Christmas tree in the back garden.

I have mentioned the garden maintenance issue to him a few times. But he still hasn't done anything.

Though I don't own the garden, the view affects me, and potentially the value of my property.

What can I do in this situation?
Is there some way I can complain to the council? (Hammersmith Fulham Council) to force him to take care of his garden?

Thank you for your advice.

So far in life I have strictly been a renter. I'm considering buying a home and I was just wondering, where do I start? Do I see about a mortgage first, or find a home that I want to buy first?

Also, does anyone know a way to estimate what price range of houses you should look at based on your income? Together we make about 70K a year...

Thanks in advance for the help!!!!

I created my own rental agreement with a clause that allows me to enter to inspect and make improvements and repairs. Instead of renewing at the end of the lease, I want to sell the house. That would require me to list and show the property before the lease is up. Can I legally do this? I have very good tenants and have had no problems with them. They were upset when I told them I was selling. While I don't want to cause them any inconvenience - I do intend to to sell this house. Lease is up in July '07 so there is time. Your advice please.

We live in a apartment where they don’t fix the anything that need taken care of…
We have even went as low as not paying rent until repairs have been made.
The Apartment that we live in has mold now this is the 2cent apartment that has been infested with mold the other Apartment that we lived in we told them for 2 months that it had mold and water from the tub was leaking into my sisters room…
They did nothing and we had to relocate apartments because it became a health Hastert
Now it’s boarded up and no one can go in there with out face masks…
This apartment had the same problem with leaks and now nothing can be done?
They told us 2 pay the rent but they still wont fix anything or fumigate?
Or even fix the opening beneath the screen windows so the bugs wont get in!
It’s 90 degrees out side and we cant even open the windows because of the fear of getting more bugs in the house that bite us!
What would you do?
What action can be taken?

Hello, I currently live in a 2 bedroom apartment. its a decent size for me and my husband. And the plus side is he works here as maintance w/ his father so our rent is only 320 a month and he's worked here for 3 years. So we're hoping eventualyl its going to be free. I am going to start babysitting for 600 a month (undertable) and we're not sure if we should move into a rent to own house or if we should stay here and just fix up the apartment. We have so much junk and live up on the 3rd floor which is rough. My husband only makes 300 week w/ no health benifits, so with my job we have to pay like 300 a month for great health insurance. Now the main thing, once we get everything paid off and all dental work done ect.. once I start my job we want to start a family at the end of the year. Is stayin in the apartment a good idea? Or taking a risk getting a place, and my job not lasting. I dont know what to do.. There is so much work that needs 2 be done here. Give me your advice. Thankx

Signed contract with no deductable amount specified. Now 2 months later they say they require $1500 and our insurance is a $1000 deductable.
They have added new insurance to our loan and we are required to pay the premium. How can they do this without it being in our contract or without revealing this at the time we secured our second mortgage?

Is it ok or is there any problem with forming an LLC for the purpose of owning your own house. For example you would live in the house (maybe pay rent or not) but the LLC would actually hold the title, pay the mortgage etc

I am purchasing a house here in a new subdivision. I see that 2 streets across from mines, they are working on building a huge Great Landings Country Club Golf Resort that is to offer lots of amenities. I am wondering if this will cause the value of my house and property to increase once complete, or will it drive down the value.

I was concerned because a friend of mine bought a house I didn't feel right about it. I knew there was a problem. Everything was supposedly resolved and today her neighbor said the townhouse was previously flooded.

I'm totally blown away. After having a comment and recommendation about everything, when I was not asked NOW when I am directly asked for input, I'm not sure.

Aside from unethical, I am not sure. What kind of problems does this sort of thing present in the future. Personally, I think at our age we shouldn't be worried about these sort of things.
