We live in a apartment where they don’t fix the anything that need taken care of…
We have even went as low as not paying rent until repairs have been made.
The Apartment that we live in has mold now this is the 2cent apartment that has been infested with mold the other Apartment that we lived in we told them for 2 months that it had mold and water from the tub was leaking into my sisters room…
They did nothing and we had to relocate apartments because it became a health Hastert
Now it’s boarded up and no one can go in there with out face masks…
This apartment had the same problem with leaks and now nothing can be done?
They told us 2 pay the rent but they still wont fix anything or fumigate?
Or even fix the opening beneath the screen windows so the bugs wont get in!
It’s 90 degrees out side and we cant even open the windows because of the fear of getting more bugs in the house that bite us!
What would you do?
What action can be taken?

You cannot withold rent for repair issues. In some cases you can set up an escrow account and put your rent in there and notify the landlord that it is in escrow until repairs are made, but you can't just decide to withold rent. That makes you a deadbeat who is making excuses for not paying rent. You'll just end up getting evicted and having the bad credit and the expense of moving on top of everything else.

I feel so sorry for you and can't understand the slum-lord mentality. Oh yea, they want their rent and they want it not a day late. But ask them to do something for you that needs to be done, and they just ignore you.

The only thing that I can think of, short of hiring an attorney, is to look in your phone-book in the government pages. From there start looking for contacts under city/municipal until you come across code enforcement. Call them and see if they can either do something on your behalf to put some heat on this dead-beat or give you a referral to someone who can be an advocate for you. You simply shouldn't have to live like this. I do wish you the best.

Notify the city building inspector. He'll come out and make a list of all the building code violations and give the owner a period of time to fix the problems. Then he'll come back and follow up to make sure the repairs were completed.

you have to call code enforcment. which is at the town or city office. they will come out and probably close the place down or give them so many days to fix it.

Doesn't your city have a housing department? Call them. Also, in my experience, you get what you pay for.
