We are considering purchasing a half-duplex and have a couple of qestions. First, if there is a shared fence between the two halves, whose responsibility is it for maintaining/replacing it? Also, if there is ever any foundation problems, who is responsible for that? Roof repairs?

Thanks!

Does my condo board need to let us know when they are going to a lot of work on the condos? Here they are power washing the walls & windows. Then tomorow they will be painting! The noise is unreal! My son hates noise & I just wish I had known ahead of time so I could make plans too be gone! I'm guessing since most people work they just didn't let us know!

I am buying a property. I am already pretty familiar with the property. It is a duplex, and there are already two tenants who live in the home. the tenant on the second floor is fine to rent to, but wish not to rent to the tenant on the first floor. The current owner has no lease with either tenant. How am i supposed to evict her legally when i close on the property if she has no lease, and i want ehr to move as soon as possible.

I wanted to get certified to become all those things, even though I mainly want to focus on the real estate aspect the most. Is it a good idea to take on so much? How are the classes and what does it take to survive in the cut throat real estate market? Where would be the best place to get licensed and where would be the best place to practice? After I do get my license where would I go from there?

I moved in about a month ago. I paid a pro-rated fee and a month in advance. Now I'm being told that I have to pay a security deposit. When I first inquired about the apartment, I was told that I may not have to pay a deposit. Yet, when I was preparing to move in, they gave me a paper stating all the fees I had to pay and the section for security deposit is blank. It has a line drawn through it. I was told that I was not due to pay anything else until April 1st. I'm highly pissed right now. Now because I was one point from the score they required they want me to fork up $1210. Now why didn't they put that in my move in letter when I had to pay out almost $3000 to move in here. How can I fight this?

I am subleasing a room in a house to tenant. This tenant has recently moved out, and we refunded him the total security deposit on good faith. He is now refusing to pay his last utility payment for a month when he was still living in the house, even though the terms of the lease state that he is responsible for his share. Additionally, he was paid the security deposit back by the new roommate taking his place, and it has come to light that he has charged her more than he paid for his security deposit- essentially stealing from her.

Do I have any course of action to get the utilities from him or the money he extorted from the new roommate?

So here is the deal. I am reanting ahouse from this guy and we had a verbal agreement that I would give him the full depoist of 2700 once I got my my taxes back. Well that all went to hell and needless to say I still haven't recieved my tax refund and I have been in the house for over a month now. So far I have only been able to give him $600 because I was really counting on that money for all of my bills......

Any Who....

He has told me that if I don't give him at least 1200 by 3pm tomorrow (3/16/07) that he will serve me with a 3 day notice.

Once he does that how long will I have to move?

Can he change the locks when I am not their?

When I sell my house I plan on getting about 400,000 out of it. I plan on using the money to pay off bills and put probably 350000 on another house, which would still leave me having a small mortgage. Since I claim single head of household, am I going to have to pay capital gains? Or because Im putting it into another primary residence, am I in the clear from paying???

EHM is in KC doing a house in my neighborhood and several of us homeowners in the neighborhood have some questions that aren't being answered. We're worried about the receiving family's future in this new fantastic home. Who owns the house once it's done? Does the family or ABC? In the first season of the show, ABC bought the home from the family, did the makeover, then leased it back to the family to live in. Is that how it's done today? Who is responsible for the taxes on the house? When ones home is in need of such drastic repairs/makeover, then the new home is a showplace that usually doesn't "fit in" the neighborhood any more, how does the family afford the taxes? I like the show "Home Team" better, it's more realistic, and they help the families learn about home ownership. Also, how many of the families that have had makeovers are still in their new madeover homes? How many are in financial ruin because the tax problem the madeover house has caused? Just wondering...

I am looking to buy a home (my first). My sister just said something about "signing a contract with the realtor" however the realtor I've been in communication with hasn't brought that up. Does one always sign a contract with a realtor? What does it cover? For whose benefit is this, mine or the realtor's? Is this common practice?

I'd like to get some background information on it before discussing it with my realtor, if I can ascertain that this is a valid, common practice,

Why would he not have mentioned this contract to me before?

I paid a $600 deposit on a rental property that on closer inspection have decided I don't want. I never signed an official lease so am I entitiled to get the money back?

On another note I first looked at this place in Jan at night. I wasn't crazy about then. Yesterday I got to see it in the daylight and the place is horrid. I feel bad because I feel as if the rental office held it for me eventhough I never asked them to. When I gave them the $600 deposit, I didn't attend for them to cash the check until a lease was signed.

I told the mortage broker that my score went up. I told him I have an online service that provide me with FICO scores from all three bureaus. He told me that the mortgage companies use a differently type of report. He said what I have is a "consumer friendly" version. with that being said, wouldn't the score still be the same. I mean, If I see 623 shouldn't he see 623? please explain to me this so-called mortgage rating system.

Live in New York, just about to buy a house and am wondering what other people are spending on all their bills as compared to their salary. I'm figuring about 55%-60% of my net income will go towards all my bills once I buy this home. That seems crazy to me but just figured I'd get a consensus from other people.
Thanx.

I stopped and told them since I pay the heat that I wanted the heat turned down and the window closed. It was hotter than hell in there. I noticed that there was nothing packed up and asked if they had found a place to go. They said no. There deadline is tonight at 12pm! What is my next step in evicting them? Also, I pay the heat and they are abusing it, can I keep their security deposit because if it?
