Hi - my hubby and I are looking to move. We own our own place, but this is the first time we've sold AND bought at the same time. Is there a correct order to do things in? For example. We're seeing 2 places tomorrow that are within our budget. We've had our house valued but its not on the market. We've had a mortgage agreed in principle. So is it OK to see the houses, put in an offer, then put our house on the market? or is it better to sell our place THEN look at houses?? Either way, someones going to be waiting around for something! Am so confused! Cheers, Bxx

trial on Experian Credit Check. I entered all the details required and was told to log out when finished. Somehow I lost the information I was reading and didn't log out. Have been trying to get back into it but can't. Now worried that my information is 'floating' somewhere! Need I worry that I didn't log out? Thanks..

My current mortgage loan will be resetting to an adjustable this coming Sept. I need to know what steps I need to take to possibly refinance into a fixed rate loan. My credit is not shiny and the score is around 600. I only have about $2000 in credit card debt and will pay it off this month. Reason why is credit score is so low is because I had high credit card debts that went to collections but I managed to paid those off in 1999-2001. Someone told me to dispute negative items with the credit beareu. I was told that those negative items are to stay in my credit for up to 7 yrs? The clock is ticking and I'm so stressed out now I don't know where to start. The lending industries are tightening up their lending standards because of the subprime woes, does that mean I won't be able to refinance and end up losing my house if i can't pay the higher payment? My current rate is at 6.35% for $289000, what's my payment gonna be after Sept? I don't think my payment will double right? Plz HELP!

My husband and I are getting ready to make an offer on our first house. We were very lucky: we only had to tour half a dozen or so before we chanced upon one that is a perfect fit. I know this is the right house, but tomorrow, we are going to make an offer -- and we are SCARED.

What if the market continues to tank?
Are we making a mistake by stopping the search process this early, even if we have otherwise found the perfect house for our needs?
What if the whole thing turns out to be a giant money pit?

I know that we will get over this eventually, but I'd love to hear how other first-time buyers mastered their nerves. How did you summon the courage to pick up a pen and "sign the offer"?

When an owner of a property is in default they will soon be in forclosure. The bank records a deficiency at the county recorders office. The idea is that there is no equity left in the property due to large first mortgage and large second and maybe a third. Well at the forclosure the 2nd and 3rd will be wiped out. I would represent the owner and with proper documents talk to the 2nd and maybe 3rd mortgage holder, being the lender to discount their 2nd thus equity becomes available.

I'm in New York State. One of my potential buyers has been rejected from buying a Co-Op. He was financially qualified, 807 credit score, $180,000 Gross Annual Income, with his mother and his daughter. The board accepted his application, reviewed it, and then invited him in for the interview. At the interview, they asked told him "we don't prefer people with young children, they disturb the older couples in the building" and, "the floor you are buying your apartment on is prodominantly Jewish, so I hope you don't cause any trouble with any of the other shareholders" (He is Indian, they passed him off to be Middle-Eastern).

They sent him a rejection after the interview in the mail, not giving a reason why they rejected him. I checked with my lawyer already, and he said that because it is a private corporation, they have the right to reject buyers for any reason without having to state why. That sounds wrong though, it's such a blatant act of discrimination!

My grandfather owns 3 houses and is giving one to each of his chrildren. His two sons live in 2 of them already but since my mother passed away when I was 8 he wants to give the 3rd one to me we he dies.

The question I have is that his 2 sons want the house and want to sell it when he dies so they can make money off it. My Grandfather really wants me to have it because he loved his daughter and feels that I should receive it, he also wants it to stay in the family for more generations.

My Grandfather is losing his memory and is getting kind of crazy. He wants to put my wife and I on as owners along with him and my grandmother. He says the the law in Colorado states that when there are four owners and 2 die the other 2 will own it.

I just want to know if this would be the best way to do this, are there any problems that will come up doing it this way? Would it be better to have the house willed to us? Should I try to convince him to will it to us?

I'm in New York State. I found a tenant, ready, willing, and able to rent out an apartment from a landlord. He liked them so much, he himself gave a reduction in the rent! The landlord accepted their deposit. He then called me back demanding the full amount and making other excuses to cut the deal off. He then called me to tell me that he found other tenants. As a result, I lost my real-estate fee (one-month), and the tenants lost the apartment and are still looking. I want to know if I can sue him even though he didn't sign a lease with the tenants.
