My husband and I signed a purchase agreement with the seller. We also gave a $1,000 good faith deposit. Now, the seller is not returning our calls. There was someone who offered them cash just prior to our agreement. Could they legally sell to someone else after we all signed. What could be done if they did?

Hi, I'm from New York City and I'm considering moving out of here because the rent here is outrageous.

I'm thinking either Pittsburgh or Philadelphia because the median price of a house is about 60,000 in both cities.
where as, here, its around 230,000.
I'm probably gonna rent first before I buy a home.

Anyway, which city is better for a single 20-something guy who isn't planning a family anytime soon?

Will the decline slow the economy and cause the fed to lower rates which will then effect the prime rate that is used in mortgage calculations? Or am I way off?

I am going to be made homeless on the first of april and they will not take responsibility for me.
I have lived in this house that I have made my home for two years, and just because it is a supported housing association that I am with, they say that the two years dont count as living in the county???
How can this be, they aren't god, are they? they can't make time evaporate and pretend that two years didn't happen for me.
who should I make a complaint to, my local mp, or straight to the houses of parlement?

I have heard that, even if a borrower remains current on his payments, the lender can require immediate payment if the market value of the house drops below the remaining principal on the loan. Is this, or something like it, true?

In the past 5yrs or so, mortgage brokers/loan officers and real estate agents have been doing really well. Now that the market has changed and lenders less likely to hand out subprime mortgages, are these factors really impacting their income?

I know this kid who was a loan officer. He did really well the past few years and ended up buying a nice house a nice car. Just wondering if this is going to have an impact on people in similar situations?

The indicators showing the increased default in subprime loans had a significantly negetive effect on the stock market yesterday. Speaking to the housing market, the results will be 2 fold.
1. Those who are not able to make payments will be forced to sell their houses to cash in on any equity theyve accumulated in the recent (5yr) run up in hosuing prices
2. Those who cannot sell will default and the banks will take the home into forclosure and sell the homes.

Either way what you are going to have is more homes for sale which by the simplist supply and demand economics will drive down prices.

The obvious answer is downward price pressure will mean a further fall in housing prices, however these are only subprime loans taht are defaulting. I would assume those with subprime loans would be for homes in lower-mid income areas.
Does this mean that homes in upper mid-high income areas will reletively have more stability in terms of pricing pressure, thus a better time to buy?

Ok. There's this house for sale. It's worth about $50,000 more than what they are asking. It is a foreclosure. I searched public records and it appears in the sales record that a bank aquired the property back in January and the price that is listed is about $20,000 less than the appraisal which is the same amount the first owner purchased the home for. Is that price that is listed where the bank took it back the amount owed on the mortgage and the amount they are wanting now?

I made an offer on the house for about $10,000 over asking but that's still $15,000 less than what the bank got the property for. Did I offer too little? There are already multiple offers on the house. Did they price it so low just to get attention?

I have the cleared checks to prove I have paid on time and in full for every month. I confronted them in writing and followed up with a phone call. Over the phone they apologized and seemingly realized their mistake. This evidently was not communicated well throughout the company because AFTER that, an attorney filed a lawsuit against me on their behalf.

My lease states that once I bring disrepair to my landlord's attention he has 40 days to comply with repairing it and after that I don't owe him rent anymore. The bathroom is full of black mold, and I'm positive this is the cause of my current health problems. I've been here for 10 months. There are loose boards on the porch that I asked to have nailed down when I first moved in, and the landlord himself has fallen through it since, and still won't fix it. The floor underneath the toilet is rotten and because of it the toilet rocks when you sit on it. Also, I signed the lease based on the fact that the rental was advertised as a year-round fully insulated small cabin, though upon receipt of a $170 heating bill and investigation of the attic, I learned that there was in fact NO insulation to be found at all. How can I find out my rights? Do I really need a lawyer? Do I still have to pay rent?

I will be taking photos of the terrible damp and also the heating didnt work, will court still tell me to pay all of the rent it has been nearly a year!
