Now look at these idiots. Forclosures surging and people making late payments. I saved for my home for 17 years and then in 2003 put a huge downpayment and got a fixed rate @ 5.25 %...IT CANT MOVE from that rate. Unbelievable how many stupid people out there! Yeah, go ahead and blame the lenders but it is not their fault.

We are located in Clovis, Ca, we are looking to buy a house that was sold last year for $430K, but the buyer couldnt afford it and it is going to foreclose, so before it went to foreclosure, it went into a "short sale, we offered $318K during the short sale and got the house. So my question is, with the declining California RE market, should we wait and save money while we rent in anticipation the market will continue to drop and we can get a bigger house for the same price in a year. or just buy this house because the housing market will go back up soon? any help is good.

So, I'm planning on moving from NY to VA soon. Really soon, actually. I'd like to get an apartment by myself in the Arlington area, although I'm not adverse to roommates if the cost is going to be obscene like it is on the Island.

Now my question is, to all Northern Virginans, how much do pay per month in rent, utilities, food, etc?

Also - What is a good area to look in to? I'm thinking about the Ballston area, but it seems kind of expensive. Are these prices normal for all complexes in VA, or is it just a location factor?

I live in Phoenix AZ and have had deplorable conditions since I moved into my apt in June 2005. In the first nine months, the water was turned off 14 times without any notice whatsoever! Now that it's March 2007, the water has been turned off for about a total of 25 times..sometimes with notice & sometimes not. There always is some kind of "water emergency" going on or that's their excuse anyway! I work late morning into the late evening & I need to take a shower so that I can go to work. One of my co-workers also said that not having water at all is in violation of a health code. I have been late to work numerous times due to not being able to take a shower before I go to work. I pay almost $900/month and have always been on time paying my rent & I expect to have water when I need it. Also, I just noticed out in the hallway, they haven't replaced the fire extinguisher since they painted the buildings at the end of the year..isn't that some type of violation? Thanks in advance

I have been living in a London flat-share for the last 2.5 years.

On 31 December 2005 the old landlord was declared bankrupt/insolvent. Our existing tenancy agreement also expired on that date.

Since then we have not being paying rent nor signed/agreed to a new tenancy agreement.

The new owner had a new estate agent assigned to us - who I followed up on many occasions (via email) for various reasons e.g. new tenancy agreement, new tenants moving in, repairs needing to be made to the building, etc and was never issued with any conclusive answers regarding tenancy.

As it is a flat-share, there have been many tenants passing through, most of whom have returned home to Australia or New Zealand.

We have no signed or verbal contract with the new owners but I have been told we are still liable for the rent.

Please can you advise me if this is the case and what I can do to fight this

We are going to put this property up for sale. Would we be better off keeping the SEV at the higher amount and advertising it for sale at below the SEV, or try to change the SEV through Tax Tribunal (which was done 2 years ago)?. We are worried how the higher SEV would look to potential buyers, because of a higher SEV - the new buyer would get taxed at a higher rate. Which would be the better Choice?

My neighbor put up a fence recently, and now her house is on the market. I don't know if the fence is on the property line - I think it may be on my land. If I don't have it surveyed and flagged, the prospective owners will think they are buying a larger homelot than they are. I'm worried that this will decrease the value of my house in the long run. Should I spend the $ to have the property line surveyed and flagged while she is showing the house?

I make just under $33,000 / year and I want to get a house within the next 3 years. I assume I will be getting a bit of a raise over those 3 years. I'm tired of throwing my money away renting and I want to buy a home and build some equity. I figure I can afford a mortgage payment of no more than $900/month MAX. I am single and wouldn't have anybody that can help pay. Can I realistically afford to purchase a home? If so, what price range is realistic? I know I probably couldn't afford much over $150K but I don't want a crappy house that I would just have to invest more money into. Your advice and recommendations are appreciated.

We are trying to buy a loft right now and the realtors at the sales center are now telling us that we can not have any of our incentives (which are just 1 added parking spot, and them tearing down the temporary walls that should not be in there) unless we go with their suggested mortgage broker. We have a friend that is a mortgage broker and they will give us a much more better deal. Can the sales center really do this?

My husband and I are considering moving, but we would like to keep our home and rent it out. What goes into that? Do we need to find a lawyer, pay additional taxes or insurance, etc...? I know nothing about it-so detailed steps of the process would be GREAT!

Should the light switch panels that are right next to each other be at the same height (they are about 1/8" difference.) The subflooring is very squeaky. I have lived in many different houses growing up and never remember having squeaky floors. Well you get the idea. Am I being too picky?
