Yes it includes supplies. I guess it depends on how big the house are apt is but I would take nothing less than $50

It really depends on the size of the house/apt and also how dirty it is. The price you give should include the supplies.

My suggestion would be to charge them what you pay, including materials. Then copy receipts so that way they don't think that you are cheating them and send it back with their deposit refund(whats left of it). Showing that you are being fair as far as price goes, they will likely pass the word on that you are fair and should rent from you, or they might come back. Keeping it as simple and easy for you and the tenant is the key. :)

find out what your competitors are charging and try to match that as closely as you can
