Renting & Real Estate - March 2007

I live in NY and want to learn an area of real estate in a 1-2 year period that pays well ($60,000+). When I'm done I'd also like to have a career that won't have me breaking my back for every dollar I earn.

I need something easy, lol. Is this possible?

Recently the builder and majority shareholder of our Manhattan condo mailed us a letter stating that, as an employee, our nanny must enter the building through the back entrace and that we would be fined $500 every time she used the front entrance. This was not in the bylaws when we purchased the unit. Is this legal?

Thanks in advance

I'm looking into buying a foreclosed house in my neighborhood. Can anyone please tell me the preocess i'll need to go through? How do I find out which bank currently owns it? How do I go about buying it?

we already made an offer to the bank and it was accepted pending the owner signs a promissary note stating they would repay part of the monies due. It doesn't look like the owners will sign, and it will go through the foreclosure process. What happens to my bid? Does it affect my bid when this forecloses, or is it just a technicallity? Bottom line, do I get the house?

My friend together with her 3 sisters inherited a beautiful house. One of her sisters lived there and neglected the property. it was in a bad state of repair. My friend and just one other sister paid for the repairs and refurbishment. They also paid the mortgage arrears and the other bills that were outstanding. If the repairs had not been done the house would have been sold at a lower price. Should the sister who caused the damage be made to pay out of her share of the proceeds. There are 4 sisters should they all benefit from the work done by 2 and if so how should the proceeds be shared fairly.

I am saving up to put a deposit on a house, prob in the next year or two. Do you recommend any particular savings account from a particular branch? Does having an ISA already affect things?

We are moving to a better home. Rent here is due on the 1st. We just put in our 30 day notice and the landlord said if we haven't gotten all of our things out by the 1st we have to pay partial rent. the rent itself is $500. He asked if any damages were done to the house. There are no damages. We even installed a new toilet and fixed the house b/c he did not want to. Isn't that what the security deposit is for? Do we have to pay partial? B/C I thought when you put in a 30 day notice you have to be out in 30 days.

I live in the Metro DC area (Suburban Maryland) and I want to find homes that are in foreclosure. I know there are alot of home owners with subprime loans that purchased more home than they can really afford. Many of those loans are resetting at rates these people can't afford. Is there a list of home that are about to be or are currenlt in foreclosure? Is there a free database with this info?

I am thinking about buying a house directly from the owner without a real estate agent's involvement. I know the house and what has been done (it has been totally updated). Other than a home inspection being performed, which is a good idea, has anyone else ever bought a house like this?

We are building an investment house and it is almost ready to rent. We have an interested applicant who is moving to our state and is self employed. Can we require him to provide proof of his income (via tax returns) for the past two years since he has no paystubs to verify that he makes enough?

The landlord has basically done nothing to put a stop to it other than suggeting we all have a meeting, (yeah like want to talk it out with an apparently unstable person after she threaten to kill me) I have had to get the cops involved a few times becuase she was banging on my door and ringing my bell like a lunatic screaming she's gonna put bullets in my door and kick my *** and kill my baby (i'm almost 4 mos. preg mind you) ... I've told the landlord that I am looking to move becuase I do not feel safe there for my baby. She said that she will give me my security back if i give her 30 days notice... I may have found and apt for the 1st and still want my security... the apt i'm in now is in the same condition i moved in and there is no damage. Does she have a right to keep my security if i am out before 30 days and there is no damage to the apt? i live in New York have lived there for a year and do not have a lease.

my husband and i recently lost our jobs which put us a month behind on our rent. the day i finally got a job even though it didn't pay a lot my landlord told us we had 10 days to get out. this was difficult due to my new work schedule and i told her that as well as needing time to get a place to stay. on the 13th day i finished work and proceeded to the house to move some of my things when i got there she had gone into my house and took all of our keys and locked us out. my husband had to climb through the dogs door just for us to get our bed and a few clothes. I know that it is illegal to lock a tenant out but i want to know if it would be worth my time to persue as a case and if so what i need to do.

Looking for a house in Greenville, SC, in the $75,000-$100,000.
First time buyer with good credit.
Can put a down payment of $5,000 down.
Would like payments to stay around $600/month.

Is this feasible?

In the Easement right of way agreement the mention an "additional strip of land' to be used as a temporary workstation On the calculation sheet they don't have an amount to be paid to us. We think they should pay for that in addition to the easement.

I found a neighborhood that I like and in the price range I can afford. They are building homes in it still and I would like one. They have several options to pick from and styles. How does it typically work? Do I pick a lot and pick the type of home I want built and the lot and they start building? When do I start paying for it? I guess what I am asking is when I go talk to the builder and tell him what I want, what do I have to do to prove I can buy the home when it is done? Do I start paying for it before it is done? and most mortgage locks are only 60 days and I doubt they can build it in that time. Any help would be greatly appreciated.
