I've recently purchased a house. I want to move my friend in to help with the bills. I've downloaded a house share agreement off the internet fore us both to sign. Once signed is it a legally binding document? Or would it have to be done in front of a solicitor?

Thew reason I am asking is I want to ensure he pays and have backup via housing benefit etc, should he lose his job.... but I am also keen to do this as cheap as possible.

Last May I moved out of an apartment and did not get my name off of the lease. In June, someone else moved in but lived there under my name. He then started working for the landlord of the apartment. In august, she called me telling me I owed her 6 months worth of rent even though she knew the other person living there. When I tried to come get my things (a 600 dollar violin, at least 600 dollars worth of clothes, my bed, and a bunch of other stuff) the guy who was living in my place said I wasnt allowed to have them till I paid her. She took my stuff, gave it away, and I havent heard from her since...until today. Do I still have to pay her even though she took my stuff????

As a homeowner (in NY), how would someone start a housing coop in the house and specifically gear toward community and environmentally minded people. Isn't a coop owned by all the members? How would that work? What type of business entity should it be, a corporation? Anyone with any insight or experience in this, please share your knowledge with me or direct me to organizations who might be able to give me more information. Thanks!

I absolutely hate tenants that whine about something in the lease that they agreed to. I also hate tenants that think we landlords owe them something when something goes wrong.
Tell me about your worst tenant and how you ended up taking care of the situation.

Mine:
I currently have a tenant that thinks she can TELL me how I am going to do a repair (her way) or has to know about every little repair I do even if it doesnt effect her living space (this is a duplex). She is in her mid 20's and a snob. She is one that TOLD me that she was taking down an overhang on the stairway so that she could get her King size bed up the stairs. That it didnt need to be there and that it was for decoration reasons only. If only I knew then that it was the start of an annoying tenant relationship.
Needless to say she doesnt get her way. She gets so upset when I dont tell her every little detail. I just tell her she doesnt need to know and that I know how to do repairs and run my business

My husband and I are wanting to buy a home (after many years of renting). We have a good monthly gross income ($11,500). However, we have a lot of credit card debt (61K) and a small balance on a student loan(6.5K). Our auto loan is payed in full and we have never had any late payments on any of our debts. Our credit scores are about 750 each. We lived in the same home for 6 years and have had stable employment for 17-18 years. Will a lender give us a mortgage with this level of unsecured debt?

as a favor for a friend i allowed him to pull out all the equity in his condo by buying it from him. his obligation was to ensure all the payments were made until the property sold. i have never personally made any payments to the mortgage company because i currently own my own home. this friend has failed to keep his end of the bargain, now the property is up for foreclosure. i trusted this person so much, that we didn't sign any agreements if he should default. i can't afford to keep it...i would like nothing more than to just allow it to foreclose, but i can't afford the aftermath. what if any ways are best to minimize my financial obligations for this bad decision?

I've been with my current company for 3.5 years and will be joining a new company next month. Prior to that, I was with a different company for over 2 years.

I'm also in the midst of buying a new home as a first time home buyer.

How will this effect my loan application, if any? My pay will be increased with the new job.

I'm trying to sell my house because it's too big for me ( i used to live with my parents but they moved out). Here's situation. I have 185,000 left on the mortgage and my house value is 210,000 - 215,000. The real estate agent commision is 4.9%. My question is , if i do sell my house at 1) 210,000, how much would i make after i deduct agent's commission and other closing expenses. and also 2) if i sold house at 215,000.
well i could figure out the agent's commission but i dont know what kind of closing expenses there are. Can someone tell me roughly how much the closing expense would be like?
I need to make at least 15000 from selling this house so i could pay off my parent's debts.

My wife and I are looking to buy land in Japan, Ghana, and the South of Spain/or the Amalfi Coast in Italy.

Not all at once, obviously.

Any ideas on which is the easiest way to go about finding out information for land purchases/building material purchases/real estate services in another country?
