Renting & Real Estate - March 2007

My hubby and I are building a new house and so are our friends. We both have used the same realtors, builders and the same bank for the loan (just different loan officers at the bank). They told us that they were just adding thier closing cost to their loan. So my hubby and I called the bank about it to see if that was an option. Our loan officer told us no it wasnt that we would have to bring some money to the table when we close. Does anyone know why this would be? We have the same loan ( a regular conventional loan) and both are getting 100% financing. We have a better credit score(theirs is 596 and ours is 632 and they are paying 7.75% intrest rate and we only have a 6.3% rate. Im just confused but for all I know they could not be telling the truth about it all. Should I check with their loan officer to see about getting closing cost add to our loan or just pay them at the time of closing? Which is a smarter way to go?

I bought a condo in Phoenix and considered backing out. After discussing this with Toll representitives they assured me that they would only offer upgrade incentives but would NOT lower the base cost of the unit. Not they dropped the price 50K. Can I sue them for a rebate?

I'm a christian and rented my commercial properity to another christian for his second location for a business. after 10 months he notifies me the day of his closing and asks for mercy. I am in the process of moving out of town and rely on the rental agreement. The contract is iron clad and he is responsible for the term of lease. Should a penalty/ buy out be offered? Make tenant try to sublease to fulfill the terms of existing lease and whatever balance to complete original deal if new sublease tenant agreement doesn't match original deal? How should this be handled honorably. He was late on payments and didn't pay taxes on properity that is still owed to me. Intelligent guidance please.

I see the two and am unsure of the difference. I recently found a bankruptcy. Does that mean it's for sale? Do I just call the trustee? They haven't listed a price or returned my calls.
TIA!

The company who I owe this to is not in service anymore. The apartment I lived in is not around either due to a fire. Because of the eviction on my rental history I can't get a place to live now. How am I supposed to repay this debt to have it removed from my rental history when the company I owe doesn't exist anymore? Help!!

I moved in this complex in May 04 & was given a kitten as a present a few months later. My lease says you have to pay a 200 pet deposit. I decided to move at the end of my lease in Nov. of 2005. My rental history was perfect but they said that I had an illegal pet. I never paid the deposit & they never asked. I eventually changed my mind and signed a new lease. They were fully aware that I still had a cat, but they never asked me to pay a pet deposit. Nov.06 I moved out of the complex and actually moved back in the complex into a new townhouse a few days later (there was a problem at the new property). Again they were aware when I signed the lease that I still had my cat. There was a note on my door today saying they recently had a property inspection and that per my lease I had to pay 200-300 by this Friday. The complex is owned by the same property, but has a new manager. Can they do this? They were aware that I had a pet when I signed 2 leases and they didn't ask me to pay a deposit

I need some answers. My neighbors home is a site that is worse that a local landfill. He has no running water, no sewer system, his yard is over run with household trash, his animals are not cared for, he has about 50 cats in one litte pull along trailer (that is also his home!).

This is horrible. Who can I call for assistance getting his home condemned? We have offered to help him clean it, he refuses. He is capable of doing it on his own, but wont. He does have a fairly nice social security and retirement check coming in each month (over 2500). He just chooses to live worse than a pig. Also his schizophrantic wife lives with him.

I am ashamed to have people come over to my house because they have to pass his. Any help would be appreciated!

I live in a shared apartment with 2 other roommates, & all 3 of us suffer mental illnesses because this is housing for the mentally disabled. My landlord KNOWS I'm under a lot of pressure, stress, & depression, & she's trying everything in her power to get me arrested or mentally hospitalized for petty things. Now, we don't even get along, ever since my psycho roommate charged @ me with 2 knives & my landlord felt I deserved it, & now my landlord wants to have me evicted & thrown out on the streets COLD TURKEY.

It all started because my roommate started bullying me for reporting her about stealing my things. This is just as bad as when I was living in the homeless shelter. My landlord used to think I was PERFECT, although no one is.

My landlord wants me DEAD.

Should I take this ***** to court & sue her?
