They will not take money after serving paperwork because when they do they have to start the procedure all over. It's the 20th, they have every right to get you out. Sounds like you have a real lackadaisical attitude toward paying on your committments and they have had enough.

On the day your notice expires, the Sherriff will appear at your door. Depending on your state, you may or may not be allowed to enter the unit to fetch some belongings. If you had any brains you'd move before the last day. Once the Sherriff shows up, you can bet the management company is also there with a locksmith to change the locks right then and there. Once that happens the owners have possession back of their unit. If you have stuff in the unit--depending on the state-- they will either be required to put it into storage for 30 days if it's worth over $300, or they can kick it to the curb immediately in other states.

Eviction is an ugly degrading process. Really get your act together so you don't have to face it again. Take your bills seriously because now you have an eviction on your record that other landlords can find out. Renting your next place is going to be very difficult.

The have to give you an eviction notice, which they did. Then if you do not leave they will file with the court and once that it heard and granted they will have the Sheriff lock you out of your premises. You will not be able to get your items until the Manager lets you in, you go back w/a Sheriff or the court orders them to return your goods. Probably about 1 month, maybe 2 after you were served. If an apartment is too costly, look at renting a room somewhere and rent a storage unit for your stuff.

after the eviction has expired you have until the landlord gets the cops to haul your butt out to the street. Basically depends on the rapport you have with him/her, but if they refused your renewal and the late money, I'd say their patience has run out. Unless you really piss them off, it's rare to deny a renewal, and an eviction notice is pretty heavy stuff. What did you do, just out of curiosity?

The owner will need to go through court. This will give you a little more time. You can also try to protest it by getting a hearing. this will give you about 2 months all together. If you are denied and the judge wants you out then it moves pretty fast you have about 2 weeks. I say if they want you gone find a place to live then move out before you are evicted because you dont want that on your credit and thats the breaks of renting you have no say because you are not the owner. Good Luck (by the way this is Californias process)

the notice doesn't expire. If you are not out within the specified time, the landlord will have you physically removed and you will not be able to remove your personal belongings.
