I absolutely hate tenants that whine about something in the lease that they agreed to. I also hate tenants that think we landlords owe them something when something goes wrong.
Tell me about your worst tenant and how you ended up taking care of the situation.

Mine:
I currently have a tenant that thinks she can TELL me how I am going to do a repair (her way) or has to know about every little repair I do even if it doesnt effect her living space (this is a duplex). She is in her mid 20's and a snob. She is one that TOLD me that she was taking down an overhang on the stairway so that she could get her King size bed up the stairs. That it didnt need to be there and that it was for decoration reasons only. If only I knew then that it was the start of an annoying tenant relationship.
Needless to say she doesnt get her way. She gets so upset when I dont tell her every little detail. I just tell her she doesnt need to know and that I know how to do repairs and run my business

without her help. Unfortunately, here in MI the economy doesnt allow me to get rid of her and find someone else.
I just hate Tenents that rent my houses and then try to tell me how to run my business or what I can or cannot do.

Right Charlotte, I will change my attitude when they are grateful that they have a roof over their head and realize they can go bug someone else who will probably evict them too. To have a 22,000 security deposit, you must be used to the snobbish and ungrateful. Thankfully I can be a good landlord without having to kiss butt just to keep them and keep my self respect.

I feel for you! I've been an apartment manager for ten years and have had my share of problem residents. I have a nickname for these residents-they go from being called a resident to being called residue, lol. These type of people like to have the control as long as you allow it. But once you stand up to them, and DEMAND that they respect you and don't they even dare come around you until they're ready, they will walk all over you. Once you do this, there should be a big change in the way they talk to you. It works for me everytime. I'm not mean, or disrespectful, I don't yell or cuss at them. I just tell them they will be respectful or they're not getting another second of my time. Walking away sends a very powerful message; it's stops them in their tracks, they don't know what to say. And NEVER turn around or respond in any way once you start to walk away. Let them come to you later. This girl sounds like she can easily be put in her place, but you have to be strong and firm with this one. I can tell you they only get worse as time goes on, so nip it in the bud now. Good luck!

Our worse tenant was a nightmare. This was a young man and woman with three small kids (which were fine). Unfortunately the young man decided that there were greener fields than with his wife and three kids so he left them and gave them no support. Here comes the problem, when we took her to court to order an eviction the judge gave her three months to find a place, but she didn't have to pay rent. Since were were evicting her, on the way out she flooded the place by putting plugs in the sinks and tub and running the water. This in turn wrecked the carpeting and tile. She also broke the light fixtures, put holes in the walls and broke the door. Again the judge said poor little lady, and we were stuck for the cost of getting the apartment back into rental shape. Yes, I hate some tenants.

FIRST OF ALL YOU MAY WANT TO CONSIDER CHANGING YOUR ATTUDITE ABOUT YOUR TENANTS.
IF YOU ARE TRULY GRATEFUL FOR THE FACT THAT SOMEONE IS WILLING TO GIVE YOU MONEY EVERY
MONTH IN EXCHANGE FOR A PLACE TO LIVE IT WILL
AFFECT EVERYONE IN A POSITIVE WAY. CREATING GOOD WILL IS THE FIRST RULE OF THUMB IN BEING A LANDLORD.
LISTEN TO WHAT THEY HAVE TO SAY. I EVEN GIVE
MY TENANTS A SMALL GIFT AT CHRISTMAS.
TAKE MY ADVICE. IT WILL CHANGE YOUR LIFE!
OH YEAH, I ONCE HAD A WEALTHY WOMAN TURN MY RENTAL INTO A CRACK DEN. I USED HER $22,000.00
SECURITY DEPOSIT TO REMODEL!
