The Maricopa County told me they only have the combined valuation of land and building and NOT a separate valuation for land or building. What is the normal percentage between land and building for tax purposes specifically to be used for rental reporting or depreciation purposes?

Here's the deal:
I want to eventually get into owning rentals, but I don't make much $$$, so it may not be realistic.
I own a mobile home on land, worth about $80K.
Should I sell, & use that $$$ as a large downpayment on a home, or scrape together what will be a small downpayment, and rent this place out, applying the rent money to my new morgage?
I could probably get around $800+ rent.
I will not have much of a downpayment if I do this (probably $10K), and I want to get a very small, and/or serious fixer, so it will be as cheap as possible.
I'm not doing this so I can have a nice big house or whatever, just to try to get into property that will appreciate faster than a mobile home, plus like I said, get into rentals eventually, one at a time.

She is 17 years old, and just graduating High School. There will be a total of 5 roommates, all the rest of which are above 18. Would she need to be emancipated from her parents? Would they need to sign the lease? Can she be personally responsible?

A few years back I saw a mini mobil home for sale. It looked like a little rustic log cabin on the outside (sort of) but the inside had a living room with fireplace, a kitchen, bathroom, and then there was a bedroom/loft upstairs. Say you want to buy a house, but needs repairs and don't have money for them......if you get the loan from your credit union will they only give you the loan for the amount of the home? I've seen those house flipping shows where the person buys a home and they fix it up, but do they get a loan to fix the home on top of the loan to buy the home?

I made an offer for a home for 105,000 and it was accepted with paper work and signatures through a realtor. The closing isnt until May 30th so is it possible for someone to make a higher offer and the seller accept it? The home looks like it is still listed and people go through it sometimes.

I own a 3 stall garage and I rent the spaces for $20 a month each.I have one renter who never pays on time.At one point he owed me for 6 mos.rent.I billed him via certified mail and I have requested that he please pay his monthly rent on time (3 times over the past 3 years).I am sick of chasing him for my money.He is currently behind 3 months on rent.(January,February,March).On the 15th of March I sent him a notice via certified mail that I would no longer be able to rent the garage space to him and requested that he vacate the space by April 15th.I also stated that if his property was not removed by 4-15-07 that the items would be considered abandoned and will be towed/removed.He sent a letter to me stating "GO AHEAD ******,JUST TRY IT,I'LL GET A LAWYER AND SUE YOUR ***".Questions:Is my notice legal?is 30 days enough eviction notice for a garage?If he doesn't remove his stuff,can I legally dispose of it?Can he succesfully fight this eviction?What else should I do,if anything? I was reading an article in the business section of the L.A. Times today discussing the result of sub primes mortgages after the housing boom. It mentioned that resulting home foreclosures would "slow the rise in rents". I'm wondering, in an economic sense, how this is possible.

is absolutely massive. I live with my elderly Dad and disabled (registered) daughter - I asked them for help with this too but again have had no response. Don't want to complain/be a pain but I have rung twice, written 3 times and e-mailed 3 times but the maintenance officer never so much as replies - I am always polite so I just feel stressed and at a loss as to what to do. Looking to rent a 1800 sf spot as a sublease situation. Space has been vacant for two years. Just did an inspection of the premises and there is visible mold. If I can not get this negotiated as part of the Sub-Lanlord's responsibility, I'll be force to contend with the situation myself.

I'll be gutting the entire place. The roof was recently replaced. What are my options?
