The issue is that if the minor violates the contract, the other party generally can not enforce the contract against the minor. As a result, obviously, most people aren't going to enter into a contract with a minor without an adult co-signer who will be responsible should the minor default or violate the contract. The landlord is likely to have a policy on this, so start by asking if a parent will have to sign for your sister or if you can be here co-signer.

The other responses here are correct about a minor not being able to enter into a contract so I will keep this short. I am a landlord so I may be able to offer a bit more insight. First of all, I would never accept a rental agreement that was not legally enforceable. Why have one if I can't enforce it? Waste of paper. Her parent's must be the one's that sign.

One needs to be 18 to sign a lease. The land Lord would have a hard time holding her legally responsible as a child.

I don't know of any state that allows a minor to enter into a contract of any type. If they do sign a lease, the courts would not hold him/her to the terms of the lease at all. If it is the landlord insisting on the signature, they bear the burden of any loss that might be incurred and not the minor.

maybe you should wish that that girl is smart and mature enough to make the right decision and don't do dumb things. if she is than i guess shes responsible, some girls i know are retarded as hell, it's like goddang this girl is a frickin idiot, like they get all drunk and stuff and then they go hit on other guys while she already has a boyfriend who isn't at the party, it's like wow that sucks for the dude going out with her, i'd dump her right away if i was him.
