is absolutely massive. I live with my elderly Dad and disabled (registered) daughter - I asked them for help with this too but again have had no response. Don't want to complain/be a pain but I have rung twice, written 3 times and e-mailed 3 times but the maintenance officer never so much as replies - I am always polite so I just feel stressed and at a loss as to what to do. Advice be greatly appreciated - thanks

I'm very surprised you have had to wait so long housing association's are normally very good at getting work done have experience with a housing association near me do you have a housing officer for your area i would contact him or her first of all and see if they can possibly move things along if not i would complain in writing to the assistant director of your housing association there name should be on any letter that you have from them.it is an unacceptable time to have to wait for repairs normally they are graded as a prioty 1 2 3 with 1 being done within 24 hours and 2 7 to 10 days and 3 28 days fight this and complain don't get stressed if you pay your rent the landlord being the housing association has a duty of care to you and your family it should be in your tenant rule book.one final piece of advice would be to go to the citizens advice beauru and ask for there advice they could write on your behalf and the housing association would have to reply i wish you luck and hope this helps

As someone has mentioned, you need to read the HOA by-laws regarding maintenance and upkeep. Considering you have not had a notice from your HOA regarding the state of the property, exterior maintenance is clearly not covered by them. HOA's rarely hesitate to make your life a living nightmare.

You will most likely need to hire a personal grounds keeper, and you will probably find this information in your by-laws that the HOA does not offer a grounds upkeep service.

In the event that by some miracle you have a sane HOA and there are paragraphs pertaining to upkeep and their grounds upkeep service, send a registered letter to the association address quoting the paragraphs and addressing the lack of timely response by the maintenance staff. The registering part of this is your proof of receipt. After this, if you have not received a response, take it to a real estate attorney for further advice.

In summary - It's most likely your responsibility to hire a contractor to repair the fence and your responsibility to hire grounds keepers.

You first of all have to read the HOA by-laws. Once you have an understanding of the dos and don'ts you can then go back and cite paragraphs that you can hold them to. If they don't comply then you can go to small claims court to enforce the rules. They work both ways. You not only have to abide by them, so does the HOA.

Try phoning them explaining you've been waiting over a year, which is not acceptable and would like the work to completed withing the next month or you'll have to take matters further. such as seeking legal advice.... DONT forget to say but i really dont want to HAVE to do that.

Works for me anyway !

You could even get some friends to help you do it yourself.Or send them a letter saying if its no done in 7 days you will get it done privately
And then send them the bill.
