I am using the service where I have to submit proposals and compete for leads. I haven't had much sucess. If you are using this service, any advice you can give would be very much appreciated.

I have used it befroe and thier buyerlink - both a waste of time and money especially if you want to "share" your commission with them.

In these times agents have to go back to the basics. Do that and you will thrive.

Sound like a lot of work for nothing. Why don't you get business the old fashioned way? Call expired listings, knock on fsbos, work your sphere of influence, send out letters to your farm area, work open houses to get buyers, etc. There are a million ways to get leads, why would you pay, and subject yourself to the extra work of competing for them? I am not sure how long you have been doing this, but we are back to a normal market. No more of deals just falling into peoples laps. If you want to succeed at this, you will have to get out there and work hard everyday. That's how the successful ones do it. If you pick the top 20 Realtors in your area and ask them where they get their business, i bet none say that they pay for their leads.
