I am being offered an oppurtunity to assume a home loan on a older but remoldeled 4br/2bth home. The owner says he's not making any profit off of it due to the raise in propert taxes and home owner's insurance. I feel that its a great chance to own 11,000sq/ft of land and property, but I need to know the downfalls of assuming a mortgage. Does the home still have to be inspected? I think the house has termite issues since its older and has a unsealed crawspace. How will I know I'm not merely assuming someone elses problems? What would protect me from being scamed? Is this really a blessing? Maybe maybe not?

I Hate my neighbor! I've been living in my apartment since 2003. Old neighbors moved out at the end of 2005. Never had an issue with them. Beginning of 2006, a 22 year old hood-rat moved in with her 4 hyper kids. In 04/2006: I went outside onto my patio to find piles of MAGGOTS crawling around. Were dropping down from her balcony where she had garbage and soiled diapers stacked. Manager notified. To make a long story short, they have thrown diapers, garbage, cigarettes, underwear and more on my patio. Plays music too loud, makes noise anytime of day/night, traffic in and out all night, kids up till 3AM running & jumping, people fighting at 2AM, bringing different men home having loud sex. Tried talking to her, she's rude & doesn't care. Knock on ceiling, they stomp back. I blasted heavy metal music and she banged on my door. Slammed it in her face. She spit on my car. She & 8 other people living there are not on the lease. Got evicted 3 months ago for non-payment of rent, won't leave!

So what do I do? We are now married with a child and this liability is really digging into our monthly expenses that we need to put aside for baby's college fund, improvements on the house we live in, etc. If I suggest or even attempt to go over there and modify/maintain/clean, I am reprimanded. The price was only lowered 10% in 3 years. We are living in a bad housing market (lots of job losses). Location is ideal, price is competitive. I feel she should do some upgrades to make it irresistible to a buyer rather than do nothing and negotiate money off. By that time in this market, the buyer has gone on to another property that is more desireable. This is driving a wedge down the middle of our marriage. Help!

I checked my credit and I have a 542 and an account in collections. All my debt stems from student expenses. I do however have excellent rental history, and no convictions. My roommate has great credit, no convictions, but has no rental history. Together we make 4 and a half times the rent. What are the chances of getting into an apartment owned by a large property managment firm?

I made a bet. I have 3 months. So I will have to make about $3334 dollars a month. I have been trying to make it via real estate or hard work. But as a 15 year old I have not been able to find a job that is willing to pay that much. How dose flipping property's work? Or can I start up a business in that time?
Any advice is appreciated.

I will have a pre-approval in hand but would need 90 days before a close. The home needs a new septic, basement rehab due to water damage, new windows, new gutters, updates. Similar houses in the area get 450-650K - estate sale, kids want to split proceeds and said would entertain offers starting at 250K due to damage. This is by owner. Any advice, how do I beat the contractors? I will have a 300k pre-approval letter from our mort. broker....

Back in October, we asked our landlord if they could use part of our security dep. as rent (we gave them two extra months when we moved in). They agreed, no problems. Today my landlord came over w/ a 3 day pay or quit stating that he needs the money now, even though we've paid rent on time every month since then. Can he do that? What are my options? He said we're great tennants, but he's in need and there's no other alternative to the notice. I even asked why he didn't make payback a condition upon the agreement and he had no answer. I need help and don't know what to do. What are my rights? Can he serve that?

So i left my number and name and ask them to call me if they would be willing to rent to a military family. Being that we are in the military and move ever three years tht is why we don't buy.
