I know a loan broker and Realtor in California (Bay Area) who is running the "I buy your foreclosure and you rent it back from me, and you can buy it back when you're on your feet" scam. He is also looking for someone to alter bank documents to help him qualify people for loans. I know the second issue is illegal, but can't prove he's defrauding people on the first. I have a "Dear Homeowner I can help you" letter from him. Do not want to testify because of safety concerns for my family. Who I can I or should I report this to in confidence, or will anyone care? Thanks in advance for any solid advice.

I have a home I would like to rent out to Section 8 tenants in Spring Hill, Florida. I have already contacted the Housing Board. Specifically, how long does it generally take from the time you contact Housing Board to the time they inspect, approve, etc.? I have read many horror stories on the internet? Due to being out of work due to sickness, my sister is one month behind in her mortgage payments. She got a letter stating that 2 months is due and that they will start foreclosure. I thought it was that you had to be 3 months behind. Does anyone know? She just paid January so she is due for February which she said was due on the 1st. She will be paying that in March, so she is always one month behind. Anyone know anything about this?

I live in California, in the valley. I want to find a free and easy way to track back the land my home is on, over 100 years ago. We think our house may have been built on an old cemetery or Indian burial ground. We have alot of odd things going on here. Voices, objects move, odd noises ect... I share a condo and want to purchase it. My name is not on the deed, nor is it on the mortgage. However, I have consistently paid toward home ownership. Since the idea of purchasing the condo came up, we were thinking that I could set a purchase price and get a loan for 80% of that amount. The seller would use existing equity as the down payment and it would not involve PMI being added to my mortgage. What is wrong with this senario?

PS we are aware that transfer taxes and closing costs will need to be paid at closing. Are you aware of pros & cons for using existing equity in paying these costs?
