How much did you purchase your home for? How much money do you put as a down payment? How much are you paying monthly? And what state do you currently live in? I'm looking to find a house next year, but I have no idea how much money I need to save up.

My bf's brother was living in this apt with his gf for a yr and their contract was up and she was moving back to Japan. But my bf's bro wanted to continue living there but his credit isn't good. So he asked me to sign the contract.I didn't want to do it but my bf needed a place to stay.So I felt pressured to sign it so I did. But I didn't sign a year contract.It was a month to month contract. I was still living with my parents. A month later I moved out with my bf to our own apt. I told the landlord I wasn't living there and I wanted my name off the contract. He told me he sent my info to his lawyer to sue me for not paying rent. My bf's bro didn't pay rent. It's been several months and I continued calling him to tell him to remove me from the contract and to just keep the deposit. If my bf's brother abandon's the place or wrecks it. Can the landlord sue me even though I told him that I don't live there and I asked him to remove me from the contract?

I am planning to go to second release event for a pre-construction condo community where I will have the opportunity to reserve a unit. What are the criterias to look for? Which are the most desirable elements? Which direction should the unit face to avoid summer heat?

Here are some specs on the units I am debating about. One has pool view, end corner unit facing East and South, but it shares a wall with the stairway. The second unit (same floor plan for $2500 less) is also an end unit but will be facing the building to be constructed in phase II. This unit faces West and South. It is also next to the stairway but not sharing a wall with the stairway. Any advice?

We will be able to put down between 6 to 10 thousand on either property or a house. Our credit scores are both in the low 500's, I have a repossession judgement and some few old small bills but no credit cards. I have nothing that shows good payments.
If we buy property at 30 percent down could we get financed for the remaining 70 percent and how likely would we be able to get financing for the improvements and a modular home or a double wide trailer using the land for the collateral?

Also, if an apt is "available now" can you pay what's required and move in when you want? Like if a studio is available now, do any tenants let you pay then move in this summer or does it have to be right away?

I live in the San Jose area, and houses here is very expensive. A nearby city is advertising moderate income housing. The townhouses appeared to be selling for half price to people who qualify. I'm thinking of recommending it to a friend. Aside for a long waiting list, what else do I need to think about? My friend would need to save 10 years otherwise to afford a regular house in this area. Would there be a problem with bad neighbors? Or neighbors that are too rich? Would anyone else in the neighborhood know which units are "moderate income" units? Will they be hard to sell in 5 years? Would there be any profit if they sell? Is there a choice of location? Thanks.

I rent the lot my trailor sits on. right now my pipes are frozen, but since i have a septic tank i am able to flush the toliet with water i get from the spring or whereever, but for the last day or so when ever we go to flush it, it doesnt want to flush, it backs up into my tub, so im guessing either my septic is over full, ( we have lived here for four years and it hasnt been pumped) Since the septic is underground on the land whose responsiblility is it to pay for the it to be pumped and can it be pumped in the winter?

I know there must be a way to win a lawsuit against a landlord and to get even with him. He has never fixed anything, the pipes are frozen, the electric is faulty, the basement has black mold and I had to clean up everything, it was disgusting. I've been here 6 months and I am moving, but I don't want to give him any more money to live in this gross place. I do owe him some rent for the last 2 months, thinking he would fix stuff, but all he does is threaten me with eviction. And in addition, he signed my name to the lease for insurance reasons, so I never even signed the lease.
Whats up with that? He sends me nasty emails calling me names and telling me he will take me to court and get everything he can from me; its really getting on my nerves. I just want to get out and get even with this nast landlord. Help!!??

My wife was watching t.v. one night and saw a man named John Beck and he was saying that an individual could buy a house for just the property tax that is due on it. We don't really want to get involved in the program, we just want to know can we do it on our own investment. If anyone could help it would be real nice. Anyway thanks and have a good day.

I'm sure you've seen them on the weekends on a street corner, a sign readoing "OPEN HOUSE" with an arrow pointing to the house. Wouldn't this sign be an open invitation to burglars who want to rob houses and can't get in without a key?

I think I hate neighborhoods for the reason that they limit you to having to settle for a house that is not unique. Many neighborhoods, in USA , all are houses looking like "McMansion wannabes" . I hate it. The snooty homeowner associations, the codes, you have to build a McMansion now, why is it nearly impossible to build a small house now with quality and character?
How is it possible ? I guess if you can find you some land out in the country, but even then you have codes!
For anybody living in the UK is it like this as well?
I feel like we ( Americans)are trapped into having to buy an excessively big house with no charm in modern soceity!

I've looked online at most of the typical places craigslist.com, apartments.com other places like that and they don't seem to have much and what they do have I can never seem to find what I'm looking for. any one have any ideas on what to do?

I am trying very hard to move to tennessee and I thought that maybe a mobile home would be cheaper than a house. I typed in yahoo to search for mobile homes and all it takes me to is manufactured homes to own and sale. I do not want manufactured homes i want to rent a mobile home in tennessee for not a arm and a leg can someone tell me how to type it in to yahoo to get to regular mobile homes to rent not manufactured.

I got a lot of good advice from some people last week but I still need some more. I have my house up for sale in a Detroit subarb. I had a lot of people tell me to de-clutter..did that.Took everything off the walls, did everything possible that is recommended by any realtor. We've lowered our asking price. The realtor himself, I don't know if I can trust he's doing his best. He has still not changed the price on the virtual tour and he will not hold an open house because he says a lot of people are coming in just to steal. On the other hand the market is so bad in Michigan I don't know what to believe. Not like I just picked some Joe Blow off the street, he's has helped us and my family in the past. I am a single mom with 2 kids and would like to know the proper procedures in buying our first home. I need to know where to start and how to get grants or loan approvals. I have a full time job making roughly 32k a yr plus child support of roughly 7800.00 per yr. My credit is fair I believe my beacon level is somewhere around 620. So if anyone can point me in the right directions I would greatly appreciate all the help you can offer.

I am thinking about buying a property in a community this time next year. In my research, I have noticed that many people do not use agents. However, I feel that I should use a lawyer at least, before closing the deal.

Recently, I have been overrun with requests from agents not to use a lawyer since they cost money (probably money that they want) and don't add value. I cannot believe this, since there is an industry that seems to specialize in it.

I have also been told that real estate lawyers don't negotiate prices for the clients and will not help with the selection of the homes. I know that maybe the general case, but in the case of a community-based property, I am not sure. It seems stupid to use only the agent, since I will find the property on my own (and still have to pay them the 3% or more).

What should I do? Should I use the real estate lawyer or the agent?

Other than performing background checks, verifying income source, calling previous landlords, and pulling a credit report, what else should a new landlord consider before renting out their property? The rental will be a condo in a three flat building.

I figure if I sell it with a second lien, I won't have renter's asking me to fix things and they will take better care of it and I will make money off of it too! Maybe I could sell it as a lease with the option to buy? Any ideas?

At 6.2% apr the payments are going to be higher for the house where as with slight decrease in the rate I could afford a better home with same or lower payments. How can the monthly payments be at a lower rate?
