I currently own an investment property in Florida and I am looking to sell it. I bought it in 5/2004. I currently rent an apartment in San Francisco and so the only property that I own is that one in Florida.

I'm aware of a capital gains tax that you must pay any time you sell an investment property. What I'd like to do is avoid paying this tax if possible. I've heard that because it is my only property, it does not qualify as an investment property and so I wouldn't have to pay this capital gains tax.

Is this true?

I am looking to make my first home purchase but I am not sure if I should buy a townhome or a single family home. I am 28 years old. I am unmarried. I have no children and 1 small dog. I have a girlfriend of two years but we do not live together although she is helping me house hunt. It is very likely that we will get married within the next few years and she will move in with me. We don't plan on having children anytime soon. Considering our ages and the fact that we don't have children, is a townhome a good option for us? Or would we still be better off in a single family home? What are the pros and cons of owning a townhome?

I'm reading all these RE books, the "Rich Dad" series, etc., and my problem is, I don't know how to guage who's really giving me credible information, or who's a BS'er, or just lucked into success.

Specifically, I'm interested in investing long term, (owning & renting out a single family house), but don't have much money, so I would have to do a "no down" or "low down" deal, but I want a realistic assessment of risk, if it's a good idea to do this, etc.,
All I hear though, is some variation of "get rich! don't use your own money, just buy, buy buy!" so I'm skeptic.

in the house, she was a 50 year old lady who died from a heart attack, she had only been there a few months, we went to look round and all her belongings were still in the house!!! there were pictures up, pots in the sink unwashed, her shoes near the door, her coats hung up. it was still all very personal to her it gave me the creeps knowing she died there too!!my husband thinks im being silly but it has put me off the idea of living there as it felt like we were intruding her property and that she'd come back home any minute!id have thought they would have removed some of her things before showing potential buyers round. should i complain?what does everyone else think?am i stupid for feeling this way??

I just bought a house and I decided to rented out one bedroom to a 40 years old female. She does not pay rent on time and she is making excuses like " I'll pay you the next week" "I am having a problem with my bank account" and finally she said that she has not money and she can't pay me on the due date but the next week.
How can I get rid of her without getting lawsuit? or future problems..

I want to walk away from my home and move to a better area in an apartment. I can no longer keep up with my mortgage payment. Can I walk away and move into an apartment? I do not have equity so I cannot sell. What will happen if I stop paying my mortgage? Can they garnish my wages? I am in CA.

Our condo has been on the market for 31/2 months. Our asking price is at least 10K less than anything comparable on the market in the same area. According to our agent, it has been showing like hotcakes. We received only one offer that was 25K less than our asking price. We think our asking price is fair when compared to other comparable properties in the area. We are not in a huge rush to sell. Our realtor says the feedback from other agents and clients say we are asking too much. The place needs some paint and new carpet but, otherwise is in a great location and has a great view. Some feedback, please!!!!!!!

I am selling my home and last week had a home inspection done. That night, I noticed my garden lights weren't on and they are plugged in outside. I just thought they needed a small repair or something and thought nothing of it. Well, Friday night I went into the garage to put some stuff in our extra freezer and noticed that it was turned off! The outlet it was plugged into no longer works and this outlet is connected with the GFCI that my garden lights are plugged into. I reset the breaker but still no luck.

First, any ideas how to fix this? Replace the GFCI outlet?

Second, what recourse do I have with this inspector? I estimate he spoiled about $400 worth of meat by doing whatever he did to make those outlets not work.

Any help is appreciated.

It is in the lease they can do this. But on the form they left me they included late fees and the water bill. If I paid just the rent can I still get my stuff back or do I have to pay the late fees and stuff?

I moved in with my roommate last year. We both had our names on the lease but she left and went back in her country, she is foreign, because she got suspended from school. We already had issues before like paying for bills (she would tell me that she was too broke to pay for it), and the bills are under my name. I owe the cable company and the electricity company but anyways to cut a long story short, I have 6 months left. It's a two bedrooms and it is too expensive for me to pay alone. The leasing office doesn't care they just want the full amount even if they did let me pay only half for last month's rent, they are having me paying the other half in installments, but I havent signed any paper concerning that. Anyways I CANT come up with that money. I've been actively lookin for a roommate but I havent found any yet. My rommate is gone, she left the country. Should I sue her? Is there a way that I can legally be allowed pay only my half until I find someone? I'm so screwed...

I am an adult woman in my 30's renting a house in Oklahoma. A couple days ago my landlord asked if my boyfriend spends the night. I told him that on occassion he does. My landlord replied that is not allowed. No where in my lease does it state I cannot have overnight guests. He does not live there, he has his own place, but sometimes he does spend the night. I pay all the utilities in the house. Does anyone know if my landlord has the right to tell me who can and cannot spend the night? My boyfriend and I are thinking of him moving in and at that time I would like his name added to the lease. What should I tell my landlord? I have this one man spend the night, I don't have a revolving door and allow several different men into my house. Any suggestions?
