Does it mean on paper it looks like they pay it but in reality it is added to the amount the buyer is loaned? EX: Buyer wants to purchase house for sellers price of 150,000. There are $5000 in closing costs. Seller agrees to pay closing costs so Buyer does not have to have cash and buyer is given a loan for $155000 to the seller.

I just purchased my first home 5 months ago. When the people came to do the home inspection they checked the air conditioning and I don’t remember if they checked the heater. I purchased the home in the summer time. Now that its winter I am using the heater and it is leaking very bad and it is causing fumes in my home. Is there anything legally I can do to make the previous homeowners liable for covering the charges for a new oil heater? I called the lawyer I used for my closing and I am waiting for a return phone call.

Shouldn't the house be legally considered inhabitable (it's in Athens, OH). It happened to my friend and the landlord wants them to still pay their rent. Doesn't seem right. I told her to contact the student legal services (she's a student at OU).

Anyone gone through this? Any suggestions for her?

If I take about 2 months to visit properties and have inspections done, how long will it take for everything else related to buying a home? I am looking at homes/condos in the range of 35,000 to 65,000 in a mid size city. How much time would be saved by being preapproved for a loan? I am looking to move in late summer or early fall.

I want to buy this house in Phoenix but it's the only one for sale in the neighborhood. The others for sale are 500+ square feet larger and are different builders. I just want to know if she is asking a resonable price and if so how much barganing power do I have based on her equity. I am unable to see how much equity she has in her house because she is selling w/o a realtor and no MLS entry.

make all mortgage payments (which I have made since April 2006), and agreed that as of March 2007 the loan to be in my name as a new owner. I would like to cancel it because the property has decreased in price and I do not think it is going to recover soon, which means I will be losing money. How can I cancel this grant deed which I signed before a Notary, or this is not possible at all. Thanks for your answer

We built a new house last summer and have yet to have our house assessed for property taxes. How do they do this - do they have a right to enter our property or look at our appraisal to see how many bathrooms, etc. we have?

We are building an espresso shop/deli building (or it could be offices, etc.). We have a ready, willing and able tenant that very much wants to move into the spot BUT we're unsure what is our responsibility and what is his. We are prepared to provide a "finished" building, meaning a tiled floor, painted sheet rock, trim, basic lighting, standard and 220 electric outlets, windows, doors.

Anyway, where can I learn more about responsibilities of landlord and tenant in a commercial situation. I think you might call this a "build to suit" lease.

We want to make sure that everything is buttoned up and there are no loop-holes. Just in case... Appreciate any insights.

The lease is commercial. The name on the lease is that of a partner of the company that has died. The company name is not on the lease. Is the lease still valid/enforcable?

my brother in law became my landlord and i go without heat for weeks and days at a time no hall way lights either its unsafe to live here.and i have animals running around in my apt walls,and when i use my hair dryer the lights dime off and on .i feel there is an electical problem and i am afraid of a fire.

Let me try to give you the short version. My mom is has some people renting her place in FL. She moved to MI. Her name is still on the mortgage because they didn't have good enough credit to have it switched into their name. I told her it wasn't a good idea, but she didn't listen to me. Anyway, they have not paid rent to her this month and it's due on the 1st so she can pay her mortgage company in a timely matter. She has called them and left messages but has not heard anything from them. Is there anything that she can do legally? I know she won't fly down there to see what is going on even though I think that is her best bet. She emailed me saying she was looking into foreclosure which I think is another bad idea. Do you have any suggestions? Thanks to all of you who answer!

I signed a 6 month lease with my landlord( it's an in-law in private house) and she decided to raise the rent 13% two months after I moved in. She sent me an email about that with no advance warning whatsoever.

Am I allowed to move out since she violated the lease terms?
Would she be able to sue me for remaining rent?

I live in L.A. and I am on a month to month rental agreement. I want to leave by the end of the month. Can I still give less than 30 days notice of my leave without having to worry about paying next month for any reason & and also maybe even get some of my security deposit back after maybe $200 in repairs ($750 per month rent cost)?

I have a friend whos home is being repossed due to back taxes. It's $8,000 to pay off the taxes and I need some to fix it up,its not to badly in need of repairs. Also a bit of money aside for the first few payments...My credit is well ok, thats about it. My credit score not sure of yet but I'm just guessing lets say (660). What are my odds of receiving a loan ? Where do I begin????? HELP
