Do you pay any of the utilities? I am sure the rent at least covers trash & maybe water? Turn the water pressure down so that when she takes a shower the water won't come out as fast. You will get a call for you to fix it & then tell her I can make it over as soon as you pay me the rest of the rent. Or let her trash pile up for a few weeks.

Send her a default notice and follow the same procedure you would if she hadn't paid any of the rent. Payment in full is the only acceptable standard.

I would think carefully about refusing any payment, partial or otherwise as some responders have suggested. In court, it doesn't look very good for you if the tenant tried to give you something and you refused. It sort of leaves the impression that you didn't need the money very badly if you were willing to forgo a partial payment.

Serve the tenant a Notice to Pay or Quit for the unpaid amount. You should not include any late fees or extra charges in the notice.

If you accepted it, you can't do much except bill her for the 20% and if she doesn't pay by the time the next payment comes due then evict. Check your state's Landlord Tenant Act.

Give her a 30 day notice. when she leaves deduct the 20% from the security deposit as unpaid rent.

give her 100% of an eviction notice. Is she regularly shorting it or is this a 1 time thing? Give some more specifics of the situation.

I would reccomend talking to them about it. for some ppl even making the rent is more money than they may have right now. Try to work something out with them, if they have a legit reason.

Talk to her about it. Is she being unreasonable or a *****, or is something wrong with the living space that made her do this? 80% is better than 0%, and maybe you can fix this without legal troubles.
