Does anyone have any tips on applying to rent a house. Have been looking for 1 1/2 months, but its very busy at the moment so am having trouble. Any tips on what to put on an application? Ofcourse, no animals etc... Who would be more likely to get the house, a young couple or eg 2 guys in their mid 20s? What would a real estate agent look for in a tenant

At considerable moving expense and labor I just moved into a wonderful home and now the management company wants a meeting to discuss this problem. What should I expect? Do I have any legal recourse with the management company for not being able to fulfill their obligation of my one year lease?

Purpose: To convey or transfer title to a freehold interest in real property.

Recording Requirements:

1. Name(s) of the grantor(s) (seller).
(N.J.S.A. 46: 46:15-1.1)

2. Name(s) of the grantee(s) (buyer).
(N.J.S.A. 46:15-1.1)

3. Complete mailing address of the grantee, including zip code.
(N.J.S.A 54:4-32)

4. Date of deed.
(N.J.S.A. 46:19-3)

5. The amount of consideration must be clearly stated
in the body of the deed, acknowledgment, or affidavit
of consideration (if necessary),
plus the balance of any assumed mortgage.
(N.J.S.A. 46:15-5)

6. New Jersey Realty Transfer Tax is due.

There is an additional fee for Grantees of properties which transfer for more than $1,000,000. The fee is 1% of the entire consideration.

An Affidavit of Consideration (RTF-1) is required for exemption or partial exemption from New Jersey Realty Transfer tax. An Affidavit of Consideration (RTF-1) is now required to be affixed to and recorded with all deeds transferring "new construction" in addition to the existing claims for a partial exemption. "NEW CONSTRUCTION" must now be printed clearly in upper case lettering on the top of the first page of deeds transferring new construction as well as on the Affidavit of consideration. A duplicate copy of any Affidavit of Consideration is required at the time the deed is presented to the County Clerk for recording; the duplicate can be a photostatic copy. A separate Affidavit of Consideration (RTF-1EE) is required for transfers over $1 million. For printable forms go to http://www.state.nj.us/treasury/taxation/

7. Name of municipality with the block and lot number from the current tax map.

8. Signature(s) of grantor(s).
(N.J.S.A. 46:15-1.1(2)).

9. Name(s) of grantor(s) must appear typed or printed beneath
signature(s).
(N.J.S.A. 46:15-1.1(4)).

10. Grantor(s) signature(s) must be fully acknowledged by a notary
public or other officer authorized by law to take oaths.
Acknowledgment must include the name of the state and county
where the acknowledgment is taken, full date, name(s) of the
person(s) signing the deed. If the grantor is a corporation or
other entity there must be a statement that the maker was authorized
to execute the instrument on behalf of the entity and that the maker
executed the instrument as the act of the entity. Notary or other
officer taking the acknowledgment must sign the acknowledgment and
print his/her name and title.

11. Printed name and signature of preparer must appear on the first page.
(N.J.S.A. 46:15-1.1(6)).

12. Record and return information on document.
(N.J.S.A. 46:19-5).

13. Effective 8/1/2004 Chapter 55, P.L. 2004 now requires nonresident individuals, estates or trusts that sell or transfer real property in New Jersey to make an estimated Gross Income Tax payment prior to the recording of the deed. Each deed requires one or more of three Gross Income Tax Forms (GIT/REP-1, GIT/REP-2 and/or GIT/REP-3) For information call (609)292-6400. For forms go to http://www.state.nj.us/treasury/taxation/

Fee: Regular Fees - $30.00 for the 1st page plus $10.00 for each printed page after, Affidavit of Consideration is $10.00, each GIT form submitted is $10.00, plus $10.00 tax abstract fee, per municipality.

Comment: If consideration is less than $100.00, an affidavit of consideration is required or payment of $2.00 tax.

What happens to the balance of the replacement reserve when selling income property? What percent of gross rental income is typically added to the replacement reserve account? Since the replacement reserve contributions in year 1 are tax deductible, are they tax deductible when used for actual repairs in year 2? Thanks for the help.

Willowbrook Apartments sent me a notice in the mail letting me know that they are taking me and my bf to trial for not paying the full rent for last month.

The reason for that was because of the fact they havent fixed my roof. my roof has been leaking for over 2 months now and they still wont fix it. My rent is 800 a month and i paid them 250 instead and i told her that she wasnt getting anything unless someone fixed my roof. I have been getting reviews from online and also taking pictures. I go to trial against them on the 22nd of february.

Is there anything else i should be doing to get prepared for this???

We are currently selling our house, it's been on the market since the beginning of December. It's listed under a local realty company but we've had no luck selling it. Last week, my husband's co-worker and family came by to view the house, they liked it but we'd like to eliminate the realty company since we've had no luck selling it thru the realtor. The realty company has said since we have a contract with them to sell our house, we technically can't sell it on our own for six months after the house is off the market, all this is happening in the state of Texas. What can we do to terminate contract with the realty company without assessing penalty fees and sell the house on our own? We have to get things done quickly since we are due to move out of state by the end of this month.

I am renting a house, and my landlord told me I could sublet a room in it. The tenant paid for this month. She is having people spending the night, late traffic etc. I spoke to her several times with warnings. Can I tell her she has to move at the end of the month? That gives her a two week notice.

Ok..this house is brand new..about a block from my house..anyways it has imported marble, stone outside on the walls (not typical of this area), wood floors, updated kitchen...anyways..its only 2,750 and its 3bdrm 4bath...and its land is only like 5,000 sq...and we are planning to convert the garage into an extra bedroom...(its in miami, in a neighborhood area not near any waterfront properties) they want $849,000....is it worth...the house we have now is almost double that and we want to sell it for $1,200,000..any advice..realtors...

My credit score on experian is much higher in points, higher than the other two companies. Im trying to get a homeloan with a credit score of 555 on experian and a 497 and a 493 with the other two. I also have been paying rent for 2 years but they wont consider it because the landlord has the same address as i do.. any help? I need a good mortgage company that doesnt require 25% down.

ocks? They are tormenting her! No written rental agreements, no rent paid since nov. 06. served a 3-day notice, served eviction, obtained restraining order (judge made it for 5 feet away only. They are pouring out her sundries, leaving water faucets on, lights on, entry doors unlocked when leaving, brand new set of golf clubs mysteriously grew legs and left. ANY HELP WOULD BE GREATLY APPRECIATED... I'm worried this stress is going to cause her health problems.

My husband and I are debating...we have (sort of on a whim) decided to put our home on the market. He says "The house isn't 'ready.'" We are bulging at the seams (hense the reason for the move) but it's nothing that makes the house look bad. He wants to do things like take all our boxes out of the basement and put them in storage, etc.

I say, if someone loves the home, they look past the "clutter." We've been buyers before and I always looked past the owner junk to imagine my own 'junk.'

What do you think?

i own a house not one penny owed and taxes are current nothing owed.im only 19 ive never owed anything or applied for credit so i have no credit history.i also own a small masonry buisness i paid 169000 for house and invested 40000 in my buisness equipment and etc.1st year was 06 was very slo getting started only did 3 jobs but this year ive done 2 already i dont have anyother income except self employment and i dont know anyone who can co-sign a loan and i need one for bout 60000.how can i get a loan or mortgage using my home as colateral or what ever you call it?can anyone help with ideas?

The property is in Harris County Houston Texas. The property was sold from father to daughter. She paid him $15,000 for 2 properties. They used a warranty deed stating that he was selling her the 2 properties. How can she get a deed showing that she is the new owner. She did register the warranty deed with the county court.
