looking to buy a home, have not so great fico score, and need a mortgage broker/banker

I am in desperate need of buying a house by April 2007. I filed bankruptcy in October 2005, and it will be discharged on March 2006. Are there any companies or programs that can help me in this situation? If I can't find a place, I have a feeling that I will be homeless. Thanks!!!

Got some questions....
1.how does the money side of it work? when i am still in my home and i still have not sold it.Does the mortgage on the self build home depends on the value on the home im in?
2 .will i have to pay for the 2 mortgages until the new home is ready?
3.where do i start once i have got the land?

i'm in the middle of buying my property from the council but they want me to pay an annual service charge of £1800. i think this is a ridiculous amount of money to pay every year. i've been told that most first time buyers would do well to buy a property from the council but how can anyone expect to get on the property ladder with a service charge as high as this. Any advice would be welcome

My husband and i just bought our second home back in sept. 06. We were in a rush to get a home near a good school for our daugther. Well we didnt have much to choose from in our area at a price we could afford so we had to choose this house because of the price and the great school near by. Problem is, its not in a good neighborhood and its really small. The question i have is how long will we have to say in this house before we can sell. We didnt put any money down and we got a mortage that is at a fixed rate for the first 10 years then there is a balloon payment at the end. Were not worried about that cause we will only be here at the most 3 years b/c of military. Can someone tell me what options we might have to get out of this house?

My husband and I recently moved to Texas and are renting a townhome. A couple days ago, I received a note from my landlord saying maintenance was going to be using my water supply. I thought that meant the water supply would be turned off for some repairs. Today, I noticed there is a hose from our outdoor faucet leading into the apartment next door. They are actually using the hot and cold water that we will have to pay for. I called the building manager, and she seemed to think I was strange for making a big deal out of it. She said that we could take 2 or 3 dollars off our next rent payment.

Does anyone know whether this is legal, particularly in the state of Texas? They didn't ask whether they could use our water, they just started using it. Surely it would be illegal for me to take water from my neighbors without asking.

compared to what we would qualify for with a standard loan, would we be more likely to be approved for a higher amount with a va loan. We have excellent credit, but our income in is not all that much. (less than 40,000) Yes my husband is a Veteran. ( he is currently in the military but will be getting out about the time we want to buy a house. )

I run a telemarketing and advertisment department for a water treatment company. For the 1st time in 5 years my marketing department is haveing trouble setting up these appointments. It seems as though they are working as hard, but can not set any appointments. If you were the person on the other line what would convince you we should come to your home for a free water test? This is what we do when we come to your home. First, we test the water, two we complete a survey that shows you how water affects your home & health. Finally we give you a estimate on a whole house water treatment system. Should I be looking for another job, because if my department can't set leads then were worthless. Last of all-My departments has been suscessfull for 6 years. What has changed out there on the other line of the phone?

Ok, I have found a house I want to purchase. The owner is willing to let me pay him over 4 years instead of him getting one lump sum. He will let me pay him with no interest. Sounds great but I cannot afford the monthy payments like this. Is there any way to get a loan to pay him a smaller sum every year for four years. I

Can an apartment complex legally send you a collection notice through a collection agency 7 months after you've moved out without first trying to collect the debt themselves? When I moved, I broke my lease and paid the $500 to do so. I also was paid up on my rent. This notice says that $50 was due and payable at the time I moved out. I don't remember anything being said to me or receiving any notification before I moved that I owed them $50 for anything. I called both the collection agency and the apartment complex; no response from either yet. Just looking for advice here people.
