I live in Canada I wanted to know there any mortage lenders out there give somebody with bad credit a mortage

I'm a Mortgage Broker form Edmonton and I deal with a lot of people who have had credit challenges in the past, so don't feel like your the only one. Here's a few questions to help see if you can get 100% financing even with bad credit.
1) have you paid off any unpaid collections or written off loans/credit cards?
2) If you were bankrupt have you re-established your credit with a minimum of $1500?
3)If you were bankrupt has it been discharged longer than 2 years?
4) Do you have a beacon score of at least 480?
5) Do you have a good work history?

If you have bad credit that means to the mortgage company that you can't repay any loan, so they won't give you a loan. How can you expect to buy a home and get a mortgage, when the home is not the only cost you will incur once you move in? There will be interest, maintenance, insurance, and any unknown problems you will have to solve and if you have no credit to rely on you're sunk. So forget about owning till you have rebuilt your credit, saved for the downpayment and closing costs, and saved extra for appliances, etc.

A real lender who is a go getter is able to help you, try all lenders at the end of the month to close the deal this will help you to get going faster and they will want to do it so it can go on their books as a deal in that month. That should make sense to you
