We have a 3 bedroom house and are transporting a car. Want someone reliable, professional, at a good price. Don't want ex-con's or thugs showing up at our house on moving day, dragging their feet all day.

Can I sell my home (FSBO in utah) without a real estate license? Is it true a license is only needed when selling for other people?

Our Listing agreement has expired for the second time! It's truly amazing even in this soft market that we do not even get people coming through! Realtor hasn't really advertised in local Sunday paper either the past 4 weeks. In a month only 2 people have come through. One was a come back for the 5th time. We have lowered the price below bank appraisal also! House is in Excellent shape and spotless. It was well staged. Anyway we need to sell and sell asap at this point as our new home is almost completed! We need breathing space from the realtor for awhile and would like the FSBO sites with the best record of sales.

We are moving out of our house to reno. The landlord of the 4 plex we are moving into hasn't decided on utilities yet. There is only one meter so how do we know who pays what? He is rebuilding the 2 downstairs units so he has power tools going all day. How is the bill divided up fairly? Is this even legal?

I understand for a fee, the FSBO site can list your house on realtor.com and MLS. Also, what is the temperture of Buying agents when working with FSBO person?

What happens if we don't have the money from our existing home to pay into the construction loan? Will we have to keep the loan at that amount. Will we be able to put the money from our existing home into
the loan once we get it? Will we have to refinance the whole thing to do this and go through another closing? We would appreciate any answers that are based on facts only. Thanks.

I am going to a real estate auction at the local courthouse tomorrow - hope to make a bid.

What do I need to do today to prepare? Does it make sense for me to have a title search done, when I haven't won the bid let alone made a bid/offer yet?

The problem is I have decided to go but I am not tactful in rejecting. Can anyone teach me? The best is in writing cos I don't want to face them and break down again!!!!

My niece and her partner bought a house together, they split up and were in the process of selling. It appears that he has absconded leaving a mountain of debts and my niece in a bit of a sticky situation. I understand that she now can't sell but where does she stand legally? She thinks her best bet is to go bankrupt! Any advice please?

My husband and 3 children and I live in a pretty small house (1300 sq. ft) We have always felt a little cramped in it, but have made it quite cozy. We have a nice private lot, in a nice neighborhood, and always planned to add on. For about the same price as adding on , we could move to a 3000 sq. foot house which is a lot nicer and new house. But we are paid off on our current house. We cannot decide if we should just stay here and have no mortgage,, stay here and add on , or move into the new house. If we want this new house, we only have a couple days to decide. I am so stressed about this decision I could burst. My husband is 45, I am 42. Should we take on a mortage at this stage of our lives? (we would have to borrow about 200 thou.
Which is more valuable?: finally moving into a house with all the space we need and liking it, or staying in a house that we are constantly wanting to upgrade, but have total security with???????

Option A: Keep the $450k (investment) and $650k (future home) houses we own and do nothing
Option B: Keep the 2 houses and buy a $150k pure investment
Option C: Sell the $450k and buy a $350k investment
Option D: Sell the $450k and buy a $450k investment/possible future home in different state
Option E: Sell the $450k and buy a $650k future home in different state

I guess there are some variables I have not factored in here but this is what it boils down to. What would you do and why?

Have just revisited a site which sets out the events of South Sea Bubble and Enron scandals. It explains the concepts of a "zero sum" market, and why" dumb money" chases losses so avidly. Apply one one of these criteria and one can see the housing market crash to come, that no one will acknowledge.

Of course the present government is aiding and abetting the present house price bubble, for its own ends, but with a change of government who knows? ' It wasn'a us, it was the other lot' , will inevitably become the mantra that oversees the looming price crash!

Pensions gone people are desperate to recoup losses, only to invest in the house price "boom", that must inevitably crash as it has done before.
